Its actually not always that way. A few years back in South Burlington the homestead rate was higher than the commercial/non homestead rate. But that was an exception, not the norm.

I know, there are a handful of towns with the inverse relationship for res and non-res but for the most part the non-res carry more of a burden.

What usually happens when the homestead rate is higher than the non-homestead is that the homesteaders get the break for having low income.

Excellent point.

Meanwhile I just pay my $3600 and move on.....until the next tax bill comes based on rates I can't influence at all.....taxation without representation.....didn't someone fight a war over that concept once? I digress.....

Wow! I am so surprised that I found a gem of a place in Indiana. Not sure if you have ever been to the Bloomington/Nashville areas of Indiana, but it is way different than most of the state. Here there are rolling hills, almost reminiscent of Vermont in many areas. Anyway, I accepted a job down here in Bloomington while my oldest son goes through IUB. I am content for now! At least I am out of the jungle, which they call Indianapolis. I still miss Vermont, but I know that I cannot eat the scenery and must be able to make a living. Maybe someday in the not-too-distant future, I will go back there or possibly Maine.

The "Blue Curtain" has descended across the once Rock Ribs Republic of Vermont, as it has for all of New England and most of the Northeast. As the blue curtain descends it brings with is higher taxes and fees, more social spending, more wealth re-distribution and more regulations, amongst other things. Like the "Iron Curtain" of decades ago the blue curtain is responsible for a lot of Vermont's high cost of living.

I've been thinking about this alot, me any my family have been trying to move back there but everything you find is so expensive. We've looked at a dozen places but they're over priced. We had a house before that we were renting to own but it didn't fall through but it costed 900$ a month to rent, now i see homes like that cost 1700$ a month, and homes that once costed around 150,000$ to buy now cost 289,000$, its unbelievable.
Whats sad as well is these days people aren't renting whole houses and you have to share a house with someone else, and it's still overpriced, who wants to do that anyways?!

Houses are not overpriced in Springfield. Check it out. On one street, two houses were up for $119,000 for the pair. That's been dropped to $99,000 They're small, but in good shape. Buy both, rent one....

There's more affordable real estate in parts of the NEK too but the catch is good jobs are scarce. So you can afford to buy a house but it might be an hour's drive each way to work.

Good idea! There's a cute house in W Springfield (Filion? St) which is reasonably priced, too, if someone didn't want to be a landlord.
