WA. I was just checking on house prices in Walla Walla, and don't think we can afford to live there. The weather looks awesome too. ;(

Waitsburg is only a few minutes from Walla Walla, most small towns will have cheap properties. As with anything the HUNT is worth the effort.

Of the 30+ properties I have bought, only 2 were on the market and from a realtor.

Gotta DIG.

In WA, the lowest precip. numbers come into the Tri-Cities (Richland, Pasco, Kennewick). However, this area can get chilly in the winter, usually without snow, but not unheard of.

Edit: The Tri-Cities are not immune from snowfall, in fact, they can get some signifcant snow during the right conditions. However, unlike other areas in Eastern WA, this snowfall will probably melt quicker than other E. WA areas, and will not accumulate as much as some areas. Bottom line, snow is indeed possible and probable in The Tri-Cities, but not as extreme as the rest of Eastern WA.

As another poster mentioned, if dry and even sunny weather in summer is the concern (not so much about the winter), then any part of Washington will do- including the Seattle area. Seattle is very dry in summer (less rainfall than Phoenix, Arizona during the summer months), and is mostly sunny during that stretch as well.

Thank you. A friend lives in Prosser, and wonder if that is an affordable nice area to live in? He said it was desert? We are on fixed income, but need to live where it's dry in summer and in safe area. I've been to OR and WA and they are beautiful like our NO. Cal here.

Eastern Washington is generally pretty sunny, but we do have snowy winters.

Wenatchee might fit the bill. It's not a huge city like Seattle, but big enough to have most things you would need.

I'm in Ephrata. Nice little town. It has most things you'd need, but for any major shopping or hospital needs, you usually go to Wenatchee (1 hour drive), tri cities (kennewick, pasco, richland) or Spokane (2 hour drives). Seattle is about 3 - 3 1/2 hours.

Anyway, nice safe little town with cheap living.

I grew up in Eastern Washington, about 30 miles west of Spokane. Summers were dry, but winters could be brutally cold between the wind chill and the snow. Now I'm in Western Washington where the summers are beautiful and there's hardly any snow but the rain can get tiring after awhile.

If you can handle the cold winters, I'd look in to the Spokane area.
