Can someone explain what had happened to Buckhead? I keep hearing negative things about it. I was there 20 yrs ago and it was a lovely upscale area w good restaurants and shopping.

Buckhead is a neighborhood of about 87,000 people in Atlanta (population 2.5 million).

Buckhead is a major driver of Atlanta’s and Georgia’s economy generating $2.9 Billion in gross annual retail sales – 40 percent of which are from visitors from more than 100 miles away. Buckhead has 23M square feet of commercial office development, 5,858 hotel rooms, an estimated 1,500 retail outlets, over 300 restaurants, 13 private schools, 33,763 multifamily residential units and 18,678 individual homes. 87,000 people live in Buckhead and the daytime population swells to an estimated 140,000 as workers, tourists and business people go about their day.

The racial composition of greater Buckhead is with 77.5 percent white, eleven percent black, six percent Asian, three percent Other, and 2.2 percent two or more races. A total of seven percent of the population is Hispanic in origin. Atlanta demographics are African American: 49.79%, White: 40.42%, and Asian: 4.80%.

My brother lives in Buckhead and from what I understand the incidents of crime are magnified in the media simply because so much is riding on it politically. Throughout America many residents of the upscale districts of major cities want desperately to become individual municipalities like the upscale suburban municipalities (like Alpharetta, Roswell, Milton or Dunwoody GA). Buckhead's efforts to become independent are the considered the testbed around the country.

So the perception that Buckhead is becoming crime-ridden is not true.

My brother considered moving to Milton to be near his grandchildren, but he does not favor Buckhead becoming independent. He thinks that the flight of the wealthy will destabilize our major cities.

There is a glut of office space in Atlanta & nearly every other major City now that work-from-home has become to prevalent. You'll start seeing office space being converted into housing soon.

What has a population of 2.5? Atlanta city limits certainly don't and neither does the metro area.

Proposed City of Buckhead

The Atlanta–Athens-Clarke County–Sandy Springs, GA-AL Combined Statistical Area (population 6,930,423) is the 10th largest in the nation as of 2020 census.

Atlanta with a population of 498,715 is the 38th most populous city in the nation commensurate with Kansas City and Omaha Nebraska. So the metropolitan area is already highly fractured. A 2006 survey by the Metro Atlanta Chamber of Commerce counted 140 cities and towns in the 28‑county Metropolitan Statistical Area (MSA) in mid-2005. These are the principal cities
1 Atlanta.
2 Decatur.
3 Alpharetta.
4 Sandy Springs.
5 Marietta.
6 Roswell.
7 Kennesaw.

The 1996 Summer Olympics presented Atlanta as largely the most succesful post-racial city in America. A City of Buckhead will do massive damage to that claim.

It might shock some Buckhead folks, especially the ones that wanted to separate from the perceived CoA that was holding them back, but I think Midtown is just in all a more desirable place to be. It's dense, lively, and well served by transit, which I'm guessing is a plus to a business looking to set up shop here.
