It would be wonderful if it could be bought by a board and turned into another affordable senior building, which the area needs more of. Or just affordable housing, period. I thought Buckhead wanted to encourage its workers to live close-in, because of the horrible traffic. The last thing this stretch of Peachtree needs is another upmarket "development," commercial or residential.

Unfortunately, this building was in too poor condition and dated of a style to fix. Sounds like the plumbing was shot and probably all the other systems too. I agree that Atlanta needs to work on lower-income housing, however, this building feels/felt like the projects. Reminded me of when I lived near the Gowanus Houses in Brooklyn. No balconies, high rise surrounded by parking lot full of rats and criminals. Buckhead has some low income apartments (like along Roswell Rd near Peachtree Rd) that are more like townhouses in design and they seem to make for happier residents.

18 story, luxury, senior housing proposed for near Darlington.

An 18-story luxury senior housing tower is proposed for a Buckhead site across Peachtree Road from the Shepherd Center. The plan, which also involves renovating an existing 10-story medical office tower on the site, joins a boom in Buckhead-area senior residential projects.

Hmm. I think I know those apartments. None of them are low-income senior complexes. The three low-income senior apartments in Buckhead are all highrises without balconies. The problem with townhouses is that they have stairs, and seniors tend to move out of their houses because of stairs.

Also, townhouse communities take up a LOT more expensive real estate than do high-rises. My preference would be the single-story "cottage" type of low-income communities, but with land prices such as they are these days that probably isn't practicable.

Rats are a part of life when you have dumpsters. Cats are a great solution, and a community of feral cats not only keeps down rodents but gives seniors something to do -- forming committees to feed and care for the cats. TNR organizations volunteer vet trips for spay/neuter and vaccinations, and then you have two great communities on one property.

It's a shame the Darlington was allowed to fall into such disrepair over the years. The Howell House still exists, apparently having gone through several renovations, and they are, if not twin, then sister buildings.

You piqued my curiosity as to whether The Darlington and Howell House shared architects. Same era, same style (International), after all.

Darlington Apartments
2025 Peachtree Road NE
1949 -51; Lyles, Bissett, Carlisle & Wolf (Columbia, SC)
Builder: Long Construction Co. (Charleston, SC)
The Darlington was one of the largest buildings of its kind in the Southeast &
faced community opposition due to its planned 14 stories. However, it was
quite popular with prospective tenants; when people began moving in during
1951, there were over 3,000 pending applications for the 612 studio & one -
bedroom apartments . The one-bedroom units rented for $77.50 a month.
Darlington was the maiden name of the builder’s grandmother.

I'm not finding any info in Howell House, however.

Looks like they are slapping up a bunch of medical offices in the parking lot in front of the Darlington.

A medical office planned for Buckhead will sit near an apartment complex, whose residents were forced out last year for renovations.

Construction on the Darlington Medical Center will begin in June, Los Angeles-based real estate firm CBRE announced Tuesday in a press release.

I wonder what happened to the medical office building that was supposed to be built where Harrys in a hurry and that shabby liquor store are at the Collier Rd. intersection.

This is a key intersection which I have emailed parent company of that TEXACO asking them to at least replace the burned out bulbs in the exterior signage which has been out for 7 years making our city look like a dump..

I also emailed Georgia Power and asked them shore up the leaning utility pole at the intersection where they replaced the wood pole but were too lazy to make it vertical so its leans the same as it did before...

And I requested that Public works tighten the span-wire of all of the new, sagging traffic signals they put up, that sag so much that the signs of street names are all angled up in the air.

I hope Piedmont Hospital realizes and takes action to improve this 3rd-world looking intersection.

So another building that's older than the voting age will likely die.

Sad.

Buckhead Christian Ministries is spearheading the process of helping needy residents relocate.
I thought this article in the Northside Neighbor was strange - https://www.mdjonline.com/neighbor_n...df940d9d1.html

Apparently, Buckhead Christian Ministries expected (but did not negotiate ahead of time) to be compensated for their work in relocating Darlington residents. They received $25,000 from Piedmont Hospital and $50,000 from the Waterfall Foundation to help with their expenses, but said they would like to be reimbursed $50,000 more from the developer.

Wow, that is really strange. It's hard to believe they didn't think to get an agreement from the developer up front. I get rushing into help, but this wasn't a burning building. They had time to work it out! Perhaps Piedmont Hospital and the other companies who have donated can put some pressure on Varden to pitch in. They surely should, but then BCM doesn't have great standing to demand them to.

I haven't been out that way in a few years, now... how dos it look?

Is the Darlington still standing?
