You are right. Jobs, GDP, etc. matter as well. How's Birmingham doing on that front relative to other cities there?

181 out of 200 with a blend of 9 metrics. Hardly what I would call explosive growth.

Look, I'm not trying to hate on Birmingham... it may be turning a corner along with the rest of the urban cores in America... but seriously... scary? explosive? Not even close.

You're the first person I've heard say this growth is scary. It seems to generally be in line with the gentrification of other city centers around the country. It is hardly unique to Birmingham. It is a nationwide trend. A good nationwide trend, I think, but still... you may want to wait hold off on calling it "explosive growth" when Miami has 10 ~1000 foot building proposals on the table right now.
Most of which are all in Downtown, Brickell, and near Overtown, going as far as building condos near low-income housing.

Those towers work because of location and what Miami is as a city, if you need clarification see Panama City, Panama. Still, those towers bring nothing to the table except denser living options and a vacation destination; very different from those being built in London, NYC, LA, Toronto and Chicago with way better dense environments. Even Seattle, Portland, and Vancouver blows Miami out the water in that regard.

Still no timeframe on the ruling to free up funding for Jeffco 1c tax. City council opposes open air stadium unless UAB builds that on their own land and prefers dome but would allow UAB to play there.
Amendment 14 passed, so what's next in quest for Legacy Arena renovations, open-air stadium? | AL.com

The mayor proposes moving Police and Fire HQ and the courts...to Ensley? While I like the idea of doing something major to bring Ensley up, I think these components belong downtown in the heart of the city. Or at least, that is my initial knee jerk reaction.
