Chim: check out auberry, ca.
30 minutes from fresno and 30 minutes to shaver lake. Weather is like chico, but a little better.
It's a pretty area with a low fire risk.

Hey don't,
Please Don't speak for me, ever about anything.

The juice has soured beyond repair in California, we keep deluding ourselves into thinking its still sweet.

As much as I hate to admit it, I can see first hand how much more opportunity lies outside of California. Spend some quality time across our great nation and you will see for yourself.

This tells you how much perception really weighs on people. California has some of the most opportunity in the country, let alone the world.

If California could figure out a way to solve the housing price problem and the homeless problem, I think it could see a comeback. The state still has a lot going for it but right now, it also has a lot of problems. One thing is that California is a unique state that offers a lot you don't find in other states. It will always have a draw for that reason. Nowhere else offers the weather and the variety of scenery.

Most Chicago or NYC neighborhoods have way more density than Boulder. Hell, even suburbs of Chicago like Oak Park & Evanston are densifying in a better way, but they also have rail transit already so idk...chicken or the egg first?

I think what's happening near the 38th & Blake station in Denver is a good model, and I wish that was the standard throughout the Front Range. That kind of TOD would make a big dent in our car dependency, but it would also require us to build out the transit system in a smart way. I don't see that happening here currently, while our neighbors in AZ seem to be getting their sh*t together and planning it correctly.

In particular, you'll definitely see increases in growth in places within the Central Valley. Also northerly locations like Eureka or Redding. These areas of California have largely been ignored in the population growth, but they still have relatively easy access to the advantages that you reference compared to perhaps anywhere else in the country.

Eureka has no jobs, and is very remote compared to the rest of the state

The 38th and Blake Station and surrounding development is nice but its in an already dense part of the city.
I expect most future stations to look a bit more like Federal Center Station, especially out on the A line and the N line.

True for now. I just assumed that it could simply benefit by proxy if California "comes back" in the way that the previous poster mentioned. At least if WFH remains strong.
