Wind and Hail insurance, which most get from the Farm Bureau went up July 1st, but the increase I believe was just a few hundred dollars. The reason I remember this is that we signed our policy just before the rates increased.

STATE FARM (who I have in MD) no longer insures property in our section. NATIONWIDE does, per our future neighbors up the street. Why FARM BUREAU?

People go with Farm Bureau because they still write coverage for coastal areas at a reasonable price. Two years ago, we checked with State Farm and Allstate, and their prices were way higher (for Onslow County) than Farm Bureau. You have to shop around for coverage.
If you use bank financing, they will require flood insurance IF you are within the 100 year flood plain. FYI The site shows both 100 year and 500 year flood plains.
I'm on the Saint James Emergency Management Team and we were informed that new floodplain maps were in the process of being issued. I will try to keep you informed. bill
