So I'm not really loving our over the range microwave. I'd rather have a vent hood and shelf instead.

The problem is where to put a microwave.

The kitchen was remodeled by the previous owners and the cabinetry isn't inexpensive. Reconfiguring it to include either a microwave drawer or built in microwave isn't an option without remodeling the kitchen again, which is a waste of money because we like things as they are (except for the over range microwave)

Would removing the over the range and getting a freestanding micro be a turnoff for buyers down the line? Do buyers expect to have the microwaves built in?

For reference the price point of the home is in the 750-900k range.

Cant speak for everyone but I have never had one that was over the range. They have all been on the counter.

I would never want one over the range. I've always had one that I can hang from the cabinets. That way, you can still use the space under the microwave. Though it's getting harder to find those models.

For me, I would find a built in microwave to be a negative. I wouldn’t want to be tied into having to scrounge one of that specific size should it fail. It’s limiting, and more work to boot. If you have the room, go for a freestanding unit. Not everybody will be turned off by it, but I’ve also been shocked at the things which are popular/people demand in a house before.

I have an OTR one but I don't consider it a reason for buying a house, especially at that price point. If I can afford that kind of house, I can afford to renovate and add a lower shelf for a microwave if that's what I want.

Ours is a stand alone and we prefer that. We have an exhaust hood now. Thank-God.

Back in the 1970s, we had a double oven range, where the small oven was over the cooktop. We liked it alot. But I can see where a larger microwave oven wouldn't fit -unless- the range was in a corner, and the microwave oven could be situated farther back.

Ours were always vented to the outside.

In our new place, it is built into the island. Which is fine for us as we rarely use it.

When are you moving? If not in the next year or so, don't worry about that. Preferences change.... a lot.

A lot of them are not, and most of them don't have the CFM 'Ooomph' to exhaust squat.
