Because, you are so unsure you go to total strangers for reassurance moving to LV will be a mistake. If that is the case, you are right, don't move here.

I thought going to local residents to ask questions about moving is what City Data Forum is all about. By asking why he SHOULDN'T live in Vegas, it seems to me the OP was just looking for someone to counter his innate positive assumptions, if necessary. And just for the record, I didn't read anything bitter or negative in the OP's post. He sounds reasonable and careful to me.

There are more of us who love it here, than those who hate it. Those who hate it seem to be in the category of "can't make it here ", "unemployable".. etc. If you don't need to work, this town is great. Or, if you are like those of us who have high-paying jobs, this town is great. Don't let the naysayers get you down...

Seeing as we've made that decision ourselves, with some similar logic, I'd have to say "I can't think of a reason why you shouldn't move"...

Every place has something negative, and we've looked all over the western U.S., and just kept coming back here. So, we'll try it for a while, and if we don't like it, we'll find somewhere else.

As for the the strategy that nearly every Las Vegas newbie employs of renting for a year, this is one I'll never understand. The decision has been made to move to Las Vegas. The die is cast. The big decision (and mistake, IMO) has already been made. What does it matter which clone-stick house newcomers select?

Why on Earth rent if buying is an option? I chalk it up to timidity. People are happy to gamble their money. They'll gamble their health. They'll gamble anything they can. But move to Las Vegas and immediately buy a house? Oh no! The risk! The unacceptable risk!

Whatever. I'm glad I bought as soon as I moved here -- not only did it save me a year's rent, it gave me a year's head start doing all the finishing work that needed to be done.

Move here, buy a house. It's not like there's a dime's worth of difference between all the $200K houses in this town. (Pick a price point, you can say the same until you reach half-a-mil or so.) If you don't like the house after five years, sell it and buy a different house. It's not like buying and selling houses is rocket science. Any reasonably-bright high-school student could do it.

As for buying, again, you're freaking kidding me. If they rent, they ARE out $12,000 or so. (Assuming the newbie in question is renting a $1K/month place. I personally know people who spend $5K per month in rent.) If they buy, they aren't out a penny if they have any idea at all how the real estate market works. The only reason to rent in this town is to live someplace while saving up enough to buy. Anyone who comes here, cash-in-hand, and rents a year instead of buying has their priorities hopelessly out of whack.
