Well the county has or will submit plans to annex that land for future development. Environmental advocates are against it, as it's chomping up more pristine desert. We should be looking at infill and more vertical development. Let's stop the sprawl and not become like our neighbor to the south (Phoenix).

Riverside and San Bernardino counties are much cheaper than Los Angeles, Orange County, or San Diego. But if you live out in Riverside or San Bernardino and want to go somewhere fun in Los Angeles, Orange County, or San Diego, you have to put up with lots of traffic. The freeways can get congested, especially during an accident, construction, or rush hour.



At least Las Vegas is nowhere near as bad and has big city amenities like Shopping Malls, Parks, and Nightlife options.

You mean, they're dropping at 1 - 5%. And not 15%.

No, nowhere in the Bay Area is dropping. Prices have stabilized, and some areas are no longer experiencing the <unsustainable> increases. A 5% YoY reduction would be huuuuge.

Cost of ownership has dropped, due to sliding mortgage rates.

Absolutely, I think one of the best aspects of Las Vegas is the lack of sprawl compared to other sunbelt cities.

It's nice to see this thread is still going. I believe if you have a real attachment to the Vegas community or something to always to look forward to that's not vice driven such as gambling, the cost of living shouldn't be an issue for someone there.

The payday loan places on every corner here makes more sense now after someone telling me that.

I've been in my home almost one year, the neighbors are great/quiet, I pay 90 dollars less than if I was still renting the same place back in 2017, I need to make more money, but I've been doing alright and I own something.

It's all perspective and life choices, but Vegas is a great city IF you have things going on. If you don't gambling can suck you in for sure and other things.
