There are a good amount by me. They are $$ most are 2800-3400 sq ft and are on 1 acre and range from 800k-1.4m depending on condition and finishings. In my immediate neighborhood I would say 15% of the homes are ranches around 1700 sq ft on 1/3-1/2 acre. One sold recently and I was shocked the investor didn’t dormer it into a colonial he gutted it came out real nice off market in 4 days.

Haha, it's a LI tax phenomenon. Dormer a Levitt cape or ranch and voila, it's now a colonial...and taxed accordingly. I didn't know it had a scientific name "u/c ranch." lol. Add to the "only on LI" thread. It's not a "type of house." It's a dormered ranch. Want that type of house? Buy a cheap ranch and dormer it. He's mister DIY anyway, right? Wow, I just freed up so much more selection. You're welcome!

Hubby and I would move tomorrow if it weren't for our elderly mothers. He can work anywhere with his job and so can I .We have no kids either. Although I love it here I hate the winters and you get more land and houses are cheaper elsewhere. We want at least 3 acres.

I made that up! I have no clue what a u/c ranch is. Maybe “under construction ranch?” I have seen farm ranch, raised ranch/high ranch, sprawling ranch, atrium ranch.

I just told you all what it is. It is a DORMERED ranch (or cape). Dormer it and they will re-assess it as a colonial and raise the taxes. Only on LI. Thus, the "updated ranch cape colonial kerfuffle snickerdoodle." They are damn hard to find and they sell quick!!
