And to that I'll add... Different strokes for different folks! There's no one right way to do a life. There's no single way to approach things. There's no guaranteed formula for success. And you don't even know if the success you have now will last or will eventually "pay off." There's simply no sure thing in life. None.

Keep in mind that even you didn't do your life the way you advise others to do, and it's only in hindsight that you can say you wish you had done things differently. But you couldn't have done things differently back then, because back then you didn't think the way you do now.

You give good advice. Few people can or will follow it. That's nothing personal, that's just the way life works.

from what it looks like. you can get a fairly decent place. You could get a nice 3Br possibly a good 4.

But the best deals are word of mouth.
The house I am in is 3400 a month for rental. it has 4br 3 bath and a makeshift room in the garage. I am staying in the garage room until the couple in the master moves out. and then we are cycling into the house.

I sealed up the garage room to stop gnats from entering.

The house needs some cleanup and work and was used as a party house. HOWEVER, the way that the current room mates and myself are now. We are going to redo this place. It has granite counter tops, tile floor, just needs to be maintained.

The house I am in has ALOT of potential, but as I said.... I got in here via word of mouth.

Around $2800 + utilities there's a pet friendly 3 bedroom in Wailuku just under Wailuku heights area in the new subdivision. Nice neighborhood. $2500 can probly get you into something around there without a pet or a 2 bedroom.

Not too many on the market right now, and anything under $2k for a 3 bedroom in Kahului gets taken up pretty fast. Most property managers have a waiting list of sorts.

No I mean that's really high for Kahului. You'd think with rent so high it wouldn't look like a ghetto.

We've had alot of investors come through and rehab foreclosures/shortsales. Those renovated units are starting to come back on the market again with tenants in place. Higher purchase price higher rental amounts, and everyone else just raises their rent cause its what people are willing to pay.

I just saw a 3 bed 1.5 bath non-HUD approved home in Kahului going for 1450, on the Home Managers site. I'm sure that's probably going to go as soon as I finish posting this. Didn't look upgraded, and is about a 1000 sq ft home. Greens Maui Lani is in Kahului, and those are going for about $2500 right now for a 3 bedroom. You can probably find better @ Craigslist if you respond quick enough.

Shouldn't the rents be going down by now? Because they're not. ROOMS for rent are $1300 not including utilities. And that's in Kihei, not Wailea or Maui Meadows.
