Looks like ground clearing has begun for a development on Airport Blvd West of Eliza Jordon Rd near Pathway Church, the new property owners are Garden Street Communities LLC, a residential developer based out of Pensacola. Based on process of elimination this must be the West Park Subdivision approved last year that will be 106 lots



Also can't help but notice that DR Horton is currently holding onto 4 subdivisions that appear to have infrastructure complete but no houses being built, the subdivisions are Heritage Lakes, Valor Ridge, Oakmont, and Rossfield totaling 800+ lots. Curious what their hold up is

A Board of Adjustments application came in today to redevelopment the 4.7 acres of property to a 362 unit apartment complex at 720 Museum Drive, a density of 82 units per acre. This property is in the Village of Springhill, in fact it is the "Amory" and fire station owned by the city next to the Museum Drive/N McGregor Ave roundabout



Evidently the city is looking to sell and redevelop the armory portion of the property and requested proposals for a multi-family development on the property and this group won it, the investment firm behind this is none other than Burton Properties; which if anyone doesn't know, is the group behind SALP

This has the potential to be huge. Right across the street from the currently expanding mcgregor springs. Can’t wait for some people nearby to try and block it because of “traffic concerns”

It is a good thing that the Village of Spring Hill came out in favor of it as designed. Let's see if forces outside VOSH affect it...

I believe only 5 residential properties will receive mail about the BOA, so hopefully there won’t enough resistance for the BOA, the BOA appears to be the last governmental obstacle for the development

In other developments, 2 new projects started on Old Shell, Pokemoto will be coming to the new shopping center near the intersection of Old Shell and University. This will be Pokemoto’s first franchise in Alabama

Another is a new commercial building at 2908 Old Shell Rd right next to the train tracks, my guess is it’s a Uniforms R’Us based on the PUD from 2021

Also a CRC happened for a new Duplex on the northside of Downtown at 251 Dearborn

Looks the Landing Place Subdivision will be within city limits, the 52 lot subdivision was approved a while back by the county commission before annexation, and now they have reapplied under the city and will be located at 1130 Dawes Rd

Permitting officially began today for the potential Main Event property, a ROW Commercial and Engineering permits were started today and yesterday
