Wait a minute. If the band 5 studios are small where are the 700 sqft studios? Are only market applicants getting those?
Don't quote me, but I believe Band 5 gets access to market rate sized units, and for other bands very specific units were created that are slightly smaller and fit odd gaps in the construction blueprint.
That being said, there are definitely huge units available to Bands 1 thru 4, but I believe the housing folks will try offering the smallest and most economical floor plans to affordable housing applicants.
If someone were to show gusto, and ask heavy handed for a nicer unit, I'm sure a polite approach could get the leasing office to reconsider.
Just spoke to the person that did my intake form. I was trying to get some information and he informed he that they have 4(1 bedrooms), 8 Studios and 12(2-bedrooms) left.
He sounded hopeful for me so i'm hoping i get lucky! He wont know who will get picked to see the apartment until 2 weeks from now so all i can do is wait now and just hope my LL let's me do month to month when my lease is up.

May I ask what band you are qualified for? Did they tell you what band those apartments are available in?
So I got a rejection letter that my income did not meet the income guidelines for my household size. However, it doesn't state if my income was too high or too low and by how much. And I don't know how they even calculated my income because what they put in the rejection letter is not my income.
Could they have included bonus income in their calculation? I have the potential to get up to a certain percentage but that is performance-based.
Additionally, my parents occasionally give me cash to deposit into my checking account in order for them to pay their bills online. So is it possible that they included those sporadic deposits as "income" ? *Quick edit to note that this sporadic cash is not "regular." It's very sporadic and I can link it to specific payments in my bank statements.
Can I ask them how they calculated my income without it being an appeal? Because I don't exactly know what I'm appealing (would I appeal their calculation of my income? Is there any resource online that explains how they do it?)

I think the best course of action is to go there and speak with the person working on your file. They might be able to show you specifically the transactions that may need further clarification. It's also probably the most effective way to communicate with them, given the incredibly high amount of phone calls and emails they receive every day.

You should just appeal. If you look at the marketing packet they explain how they calculate income. They essentially look at last year's tax return, your current pay stubs, and your income verification from your employer and take the highest of the three. They also will impute I think 30% of your savings as income (savings/IRA/501Ks). It's worth appealing and just seeing how it works out.

I don't know what band it is.I should probably ask that next time i call. I do know it's for the higher income bracket.
