No news yet but i'm basically hunkering down. I don't think I'm getting called anytime soon especially given what people have said about Breaking Ground but I'm prepared to wait as long as possible.
Hi all, the last time I posted was back in May. I recently went to see another 2 apartments on Oct 15 for one bedroom with balcony. I just got a phone call last week and said I got both apartments which one I wanted. I was number 10 on the list they sent me to see the apartments . I regret not looking at each apartments thoroughly cuz I thought I wasnt going to get it again. You only have that one chance to look at it . The day they call you that you got the apartment I get to chose which one I wanted but I forgot which one was better so I picked the cheaper one which was the "F" line.it actually went up over 1K since May. I have a question for anyone that recently closed. Do we really need the certified income tax even though I got the original ones cuz when I look online its $50 for each year and they want two years worth ? And any additional advice will be greatly appreciated. 😁
There is an official timeline, but most often, it's disrupted by one thing or another.
Construction delays cause the most problems. If the building doesn't get its certificate of occupancy on time, it throws the whole process out of whack.
Other issues crop up too. In one case recently, the city withheld the developer's tax abatement, and the developer sued.
You can imagine what delays that caused for everyone anxiously waiting!
Here is the official timeline, published in the Marketing Guidelines. Turn to page 7.
As you can see, it's all based on date of occupancy.
For anyone involved in this process, I recommend downloading the the PDF and reading it!
For a friend of mine who was called for a building in 2015, it was pretty fast. She received a letter and email in late May, interviewed a week or two later, and she signed a lease Sept. 1. She had community board preference.
But many people wait much much longer.
Hi Macnyc2003,
In the 1xxx and still no news at M+4 from end of lottery and M+2 of log # being revealed, with 106 units available, Marketing Agency Breaking Ground ... loads of terrible reviews.
In your opinion do you think that the eligibility appt have already started and haven't reached us or do you think that we can still have a chance , that there may be some delay?
On the marketing handbook they say lottery closes 4 months prior Occupancy .. Now we're at 4 month post close lottery and still no news ..
You are not in a preference group, so you need to wait until all those folks are processed. If there are a hundred something units available, at least 60 people are ahead of you.
Hi All,
Would anyone who has been called in to see an apartment be able to share what the letter - assuming one gets notified only by snail-mail - says in terms of when you can go in to view the apartments? I have a few questions:
1. Are you told to simply show up at a certain time or date, or are you told to call to make an appointment?
2. How much time do you have to respond to the letter (if you need to)?
3. Is the time frame a week or two weeks to come in to view the apts?
4. Do you view the apartments with other people and does someone show you around?
I'm asking because I travel a lot for work and I don't want to notify Penn South every time I go out of town in the coming year. I can have someone check my mail though, so I can call from out of town to make an appointment if that's what you're supposed to do. I'm not often out of town for more than 5 days at a time, but might be out for over 2 weeks a couple of times in 2019.
Thanks for any insight!
