Good news! My daughter received an offer of one apartment, a sixth-floor G, and she has accepted it!

It's kind of amazing that she ended up getting an apartment this round, being in the mid-teens for this batch of seven units. But she and her husband are really happy to be moving out of their studio. Now they are rounding up their documents for the next step, and looking at furniture, etc. Exciting!!!

The one bedroom list is moving fast, so get ready!

I think on the actives only list (one-bedroom) she’s in the 80s.

One-bedroom list jumped up again! Lots of housecleaning is going on at Penn South, and probably lots of people moving in too.

Can you tell us what sort of paperwork your daughter has to provide? Do they require a lease? I ask because I haven't had a lease in years, but I do have bills and things with my name/address on them. With the list moving so fast I'm trying to be a little more proactive...

Question regarding income eligibility.

Due to the pandemic, my income for 2021 will not meet the minimum requirement. Other than placing my name on hold, if I am called this year (which I doubt), will I be eliminated due to my 2020 and 2021 income not meeting the requirement of 4x annual carry charges? Or, will my reinstated income for the 2022 year, backed by current pay stubs, employer verification and deposits, (but unfortunately not supported by tax returns not due yet) count?

Also, when I read that a “certified NYS tax return” is required, is it for the prior year, or prior two years.

Finally, I’m guessing they ask you to fill out tax form DTF505, yes?

I just fret a lot. Plus, my friend JoeNYCUES is in the same boat, and nearing spot 80 on the 1 bedroom list, and likely will be called this year.

I don't blame you for fretting! It's part of the process.

Yes, this is one of the forms you will need to fill out:

Basically, for you and everyone else, when you're trying to qualify, you can't change the past. Your income for 2019 and 2020 is set in stone.

You will not be required (as far as I can tell) to submit current pay stubs. That means, I don't know if your current income will be counted or not.

Also, if your friend is nearing 80 on the one-bedroom list, he or she will probably get called soon!

Since the monthly maintenance on these apartments is very reasonable, the other issue is the purchase price. Do you perhaps have savings or help from family that will enable you to pay for the apartment outright? Or will you be able to come up with the down payment, which is 25% of the purchase price at a minimum, and then qualify for a mortgage?

If you do not have a lease, they ask for a letter from your landlord confirming you are a renter in good standing.
