Threw my hat in the ring for this one since I'd have community board preference. I'm not familiar with that area but the renderings look nice and it's a new construction. Let's see how this plays out!

Getting into a Rent Regulated unit will tend to have more benefits as time goes past as the rent increases are limited relative to housing units without regulated rent. Also, the area might improve over time. The extension of the Second Ave Subway (Q) is going ahead, so they say (some tunnels portions exist already), to 2nd Ave at 106th, then 116th, and to 125th at Lexington. This is east of these building locations but new subway stations tend to “improve” the areas near them.
