It's not uncommon. Some agencies work this way, others allow you to see several units and choose, still others let you view several floor plans and then choose one to view.

I had a similar experience last year for a unit I ended up turning down for other reasons and I had a very low log and was very early in the process. Most units were still available but I was not able to view until after HPD approval for a specific unit and I was only shown that one unit. It never hurts to ask to see additional units/ask for choices but you may have to just take what it offered.

They would not have requested your documents if the income you have on HC doesn't appear to make you qualify for unts they have available. Then comes the document review to confirm that you actually qualify.

Your income needs to fall within the range, not exactly hit the max listed, and you cannot go over the max (even by like $5). The AMIs put out give the max income allowed, buildings must follow this. Each building sets the rent at each AMI available (up to the max allowed), and then sets the minimum income they will allow, thus the range you see. If you fall within the 130% range listed, you would qualify for the 130% units. Good luck!

For clarity. Perhaps, some of the following might answer some questions.
$198,250 is the maximum income for this lottery. However, $128,570 is the maximum for 1 person in a studio. Larger households have a larger maximum income limit. $115,200 - $198,250 for 5 persons in a 2 bedroom

It seems in many lotteries the developers are allowed to set the minimum income. But the maximum income is always strictly defined by data from US HUD for the general metro NYC area. The data is updated each year in the spring.

Has anyone filled out/submitted the eligibility questionnaire? The one they sent me has a different apartment name in some places. I've asked them 4 times now to send the correct one, but they keep sending the same incorrect attachment. I plan to call them again tomorrow but curious if others have had this or other issues with the doc submission process.

Yes. Mine has 5203 apartment on it (one of their other developments).

I must have gotten lucky with the process, it only took two rounds of docs for me. After it was submitted for approval they asked for an employment verification letter, once I sent that the next day I got an email saying I was approved.

I’ve signed the lease and will be moving in soon. You’ll be given a free month upon signing.

Maybe because it 4 people for me. Yes, now they want us to submit former employer W2s and termination letters. So HPD approval only took 1 day? Sheesh that was fast!

Oh that's awesome! So, only had to provide deposit. That's wassup!
