What about the Beach Street areas in Far Rockaway, around the 30's. Are these parts generally safe?

No...only area in the B30s that's safe is Seaview Towers, the rest of it I wouldn't recommend.

Default Wavecrest

I can tell you that Wavecrest is not the best. They tell new tenants that they get FREE parking but fail to mention its on a first come first serve. There are not enough spots to accomidate the complex. Maintanence is not good at all. They do not clean the buildings on each floor and often take forever to reply to a request. They also put personal information of the tenant on their door for all to see. They also tell you that the rent is at a specific amount but after 2 years will remove the rate at which you began renting at and double it making it absolutley unable to afford.
