It may have come up earlier in this thread, but I was (pleasantly) surprised at what I saw in North Philly the other day. Driving home from Temple, I decided to take Germantown Ave. from Erie on up - there is a ton of building going on along that corridor. Some of it is the Nicetown Court developments. The area has a long way to go, but it certainly is encouraging to see.

Germantown Avenue is pretty in tact through Nicetown and Germantown. Actually, take away some of the historical attractions of Germantown, and in my opinion the stretch through Nicetown is more interesting. It's amazing to me that this stuff didn't take off years ago.

The Nicetown Court buildings have thus far been very appealing and are actually built in an urban fashion. If a mixed income Universal Properties project in a relatively poor area can figure out how to build in the city and take advantage of one of Philadelphia's great meandering streets, a commercial corridor, and transit access, there's no longer any excuse for big-profit private developers to continue to put up some of their schlock. If nothing else, it's nice to see development in Philadelphia that actually compliments its strengths.

Ken Weinstein recently bought the Max Levy building, on the Wayne Avenue side of Wayne Junction. And SEPTA has been renovating Wayne Junction for some time now.

Good grief! It looks like all the sunbelt garishness I left behind. This could easily be the foyer of some nouveau riche entrepreneur's manse in Texas. Please don't let it happen in stately Philly

Rather this than they squander the development opportunity on some slot-warehouse by the docks.
