And now let's take a look at a typical Goodyear neighborhood with maybe 10% pools (or the overwhelming majority of Surprise). 10% of the people are willing to pay for them (and therefore no one is going to want to pay a lot more for a home with a pool).

That was my point. A pool can be a liability for someone on a budget. So the value at resale in those areas will be a lot less. Cut, paste, repeat on premium appliances like Wolf, Viking and Themador. In the wrong neighborhood it is a donation to the next buyer. In the right neighborhood and if you don't have it, it will cost you. So one size doesn't fit all.

Your original Google Maps link was to the Silverleaf Country Club, both in descriptor and location. That’s why I asked if you meant to link that area. Go check it out.

Look again but look physically at the homes. It's not Silverleaf and it is factually Greyhawk. (look at the homes and nothing else).

What happen in Google Maps is that the descriptor and the words on the link pops up as to whatever I google. I'll give you an example. Let's say I google "New York City Map" (which I just did and the link is below).
Next, I move the map on the screen all the way down to Silverleaf Country Club a couple thousand miles away (which I just now did).
Check out the words on map. But I stopped panning in Silverleaf. I copied and pasted the URL below and here is why it's confusing. I didn't know this and I made it confusing.

In my original case, I googled "DC Ranch" and Silverleaf popped up. Figuring that is pushing my point as Silverleaf is rather exclusive, I moved over to a more moderate North Scottsdale neighborhood of Grayhawk. So that's the skinny.

I was thinking about a little more. People in AZ find the backyard and extension to the home. A killer backyard is worth a good deal of money in the right neighborhood. A pool is an extension of the beauty. In the right neighborhood, people will pay an extra $50K-$100K+ to catch a view of a mountain or golf course. In some new homes I've been looking at, it might be $45K-$80K on $600K homes.

Swimming aside, my subjective opinion is that a pool can make or break a backyard. I'll go so far to say the best looking backyards always have a pool in the back of them. Now if the house has a 1985 basic pool, we are back to a functional element of cooling off and it won't command much of a premium.

I'm not suggesting you get all of your money out of one (it's a better deal to buy a home with one already in). But it might not be worth passing on the right home and simply put one in (depends on the development). But as I posted, a pool is not worth only $5K more, one size fits all in every neighborhood. There is more to it.

Again, I don’t care about the descriptor. I know where Grayhawk is and it’s not where your map pointed. I was merely offering you the opportunity to correct it seeing as you linked the wrong location. No big deal, but thought you’d appreciate the heads up. Here is the map that you linked to (note where Grayhawk is):



I think it’s almost a given that in the neighborhood mapped, with homes $2mm+, nearly all homes will have pools.

Interesting. Maybe Chrome which is also a goole product has some sort of memory. Because when I past in that URL, it is specifically zoomed into Grayhawk. I'm talking about this earlier link. https://www.google.com/maps/place/DC...!4d-111.859467

But the URL has the word "DC+Ranch+Silverleaf+Clubhouse,+Scottsdale" in it. Even stranger, I pasted the link in IE. Same same. Next, I looked at the link in C-D with my cell phone. Yep, I get a map of Grayhawk (with the Silverleaf descriptor). None of which look anything like the picture you posted. In my 3 situations, the pools are in clear view (ZOOMED) specifically inside of Grayhawk. I'm not sure if there is something unique with me or you.

Weird, on my phone it zeroes in on the Silverleaf Country Club. On my computer (Chrome) it goes to Grayhawk. I was previously viewing on my phone. Maybe just a Google and browser oddity. I guess we're both right and wrong!

I don’t have a pool. And honestly other than about 10 days in the summer I don’t miss it. I have a big yard with grass, which is awesome for both the kids and the dog to play in. And having a pool fence takes away a lot of the “eye candy” factor. Plus when we do swim at friends pools, the water gets so warm in July/August it’s not even really all that refreshing.

So we drive 5 minutes to a private club pool wth diving boards and is huge so the water is always cold. It’s not as convenient as waking out the back door but it works for us. Plus there are usually friends there so it’s more fun for the kids than swimming alone at home or trying to arrange a friend to come over.
