The median home price in West Virginia is 100K and the median home price in California is 400K. People don't want to live in WV so the houses are cheap. It's supply and demand.
But the nice thing about the USA is that you can live in any state you want. If you want to live in a rural area where houses are inexpensive, you should consider purchasing a home in a state like WV. If you'd rather live near the coast where homes are more expensive, California might be a better bet. Isn't diversity wonderful?

It would be interesting to know how many have their homes paid off in West Virginia as opposed to California and New York also.
Looks, like 75% of West Virginians own their own homes. I would venture to guess that many own them free and clear also.
$372 property tax bill on a 1,900 square foot home on a huge lot and very low electric bills likely mean that once people owe mortgages that they are likely only paying a couple hundred a month for all their combined bills for nice single-family homes.

California and New York are both under 5% mobile home ownership. West Virginia also has the 4th highest poverty rate in the nation. 48th in unemployment. 48th in median salary and ranked 50th in employment viability.
I'm considering it as a retirement location. Pretty state, lots of mountains-not excessively crowded (though still too many people), lots of outdoor recreation opportunities. I love Idaho-but winter last too damn long for a dedicated motorcyclist. And it's been discovered-housing costs are stupid.
Who would want to live in LA or NYC? Horribly overcrowded concrete s-holes.
I'd consider WV as a place to have a summer home. I'd likely be bored silly if I had to live there year-round, but I agree that the peace and quiet might be nice in my older years. I've only driven through and yes, the trees and mountains are beautiful.
I wish they would stop using my tax money for single and double-wides!

I know it doesn't fit your agenda, but here is the reality of why that is true. First of all, most residents of West Virginia have lived there for decades and decades. They do not tend to move very far from their roots. California, on the other hand, is a transient population, and people there keep moving up to bigger and better homes and areas. ( I lived there)
Lastly, you can buy a pretty nice home in W.VA for far less than any home in the worst area in California (once again, I lived there).
Mixed opinions on this one..... personally I wouldn't want to live in either state. Sure, WV is cheap and you can afford to buy a house, but it's West Virginia for Pete's sake -- what do you do to pass the time?
