To the north, south, east, and west, how far do think suburban sprawl will spread from (specifically) Raleigh and Wake County? If this area continues to grow, at least. Anyone have predictions? I've heard the areas west of Apex are booming.
The horse has already left the barn. All those subdivisions going up in Johnston Countty, Granville County are pretty much bedroom communities to the employment hubs in Wake & Durham Counties.
I think that most of the new development is going west out towards Chatham County. I notice a couple of days ago heading back from the zoo that there's a lot of new development from Pittsboro north and east.
Chatham Co. has stemmed the tide pretty well so far; especially considering it's in reasonable distance to Cary/Apex, Durham, and Chapel Hill....but I think resistance from transforming from a very rural county to a largely suburban county over the next couple of decades will be futile with Chatham Park.
Eastern Chatham will turn suburban in the next few decades. Jordan Lake is acting as a buffer in some ways, but you can't be that close to Chapel Hill, Durham/RTP, and Cary/Apex and remain rural. I doubt Central and Western Chatham, specifically areas west or south of Pittsboro, will see growth in the near future if ever. Towns like Siler City and Goldston are far enough from the heart of the Research Triangle to remain rural. This is a similar case in Johnston County, as areas along the lines of Clayton will continue to grow but towns further from Raleigh like Benson will remain rural.
Southern Granville (Creedmoor) will probably end up like Northern Wake, at least Wake County north of 540. More suburban, but also very slightly rustic (Granville will remain more rustic than Wake, though). Wake County north of 540 is largely comprised of newer suburbs, most are larger houses on larger lots, mixed in with a handful of horse farms and undeveloped woodland. Just drive around Falls Lake or Highway 98 and you'll see what I mean. This will probably take longer than Eastern Chatham, though.
That's just my two cents. I'm curious to hear what others have to say.

I wonder what traffic on 64 coming into Cary and Apex will be like once they get Chatham Park up and running. I know it is supposed to take 40 years to complete it, but, say, 15 years from now with no upgrades to 64, I just can't imagine.
now, the Town of Cary will most likely find a way to give a significant sum of money to Chatham County in order to add some schools on the east side of the WATERSHED of Jordan Lake, but that may require some NC Legislative action (even if they approve).
