I haven't read past post 90, but what I haven't seen is this advice:

Furniture and belongings - even if seller wanted to sell them, if it's included in the price of the house, it increases the seller's price that the seller then has to pay tax on. If you want the furnishings gone or to sell them to this or any other buyer, it is ONLY to Buyer's advantage to include that in the purchase price (and mortgage).

If buyer wants the furnishings, it should be a separate contract and not as part of the purchase price. That would also mean Seller gets to value the furniture/furnishings and then negotiate with Buyer.

In the current situation, I suspect Buyer would have no intention of paying separately for the furnishings.

I'd be Noping out of the current situation last night.

I'm still struck by a potential buyer photographing belongings in cupboards and closets.

This seems so odd. Is this someone from a country where this is not seen as unusual?

I have found in the 7 personal residences I have sold over the years I do far better when I step back my personal feelings and go all in making the best business decision for my best outcome. Unless my belongings were tied to family heirlooms and such, I realized they often don't always fit the next home we buy as well as they do the home we bought them for. Our homes are tied to our emotions and the sooner you can separate the two you will do far better.

I do understand where the OP is coming from. I had buyers who wanted everything in my house including a shower curtain - yes, the plastic kind you can buy for a few dollars. I thought, "Great", now I don't have to worry about throwing it out!

When I just start working,I live in a studio ,I bought a bed ,a table with 2 chairs and a mirror.
Someone gave me a couch and delivered free to my apt,it turns out to have cockroaches.
I can see may be liking a couch or coffee table,but personal belongings ?
how many dirty underwear,did they take pictures?

I thought it a very good piece of advice.
