$4,000 does NOT buy much furniture today! Mattress alone can easily be $2500. Same for a couch.
We had our furniture for 22 years in our old house. When we moved we gave it away, except for the dining room set. Raymour and Flanagan and many big retailers will deliver anything in less than a week. No interest if paid in less than 6 months at Raymour and Flanagan. We only kept our dining room set but bought a new bedroom set, and a new living room set and wall unit for the new house. That was 14 years ago so we are getting our money's worth. We recently replaced the sofas and bought online from Wayfair.
Price out new furniture and deduct it from the proceeds of the sale, less the cost of moving it. If it's not worth it, tell them no.

I think in this case a simple "no" will do.

14 years ago! So no you haven't tried buying furniture lately. My sister's dining room set is from Raymour and Flanigan. Took 2 months for the table to be delivered. If - and it's looking like a BIG if - the chairs arrive in August as scheduled it will be 7 months. In 2019 I bought a mattress and box spring from them. Delivery was NOT the next day as advertised. It was over a week later!

Lots of people don't want furniture like couches from Wayfair. They want to sit on them and test them out.

Many places are out of stock on items. They have been for a year and a half. Things are not getting any better. There are massive shipping delays. There are dozens and dozens of cargo ships sitting in Cali waiting to unload. They have been waiting for weeks and weeks.

When my FIL sold his home, his agent put in the listing that some furnishings would remain. The buyer was happy because he was relocating from out of state with nothing.

In the OP's case, you can say no. If you were planning on selling some of it, it would be a good way to work it into the offer. As someone else mentioned if there is major repairs its possible you will run into that problem with the next buyer.

Well, it beats me. I don't know what's going on then. I will say we are very pleased with the leather couch and love seat we got from Wayfair. We previously got some really good counter stools with seats of white oak and backs and legs of black iron from Wayfair. That's our new source for furniture. We are at the point that we are buying everything online these days, clothes, shoes, food, jewelry, etc.

They found them all like Easter eggs, photographed, and asked for it. Clearly they were tucked away for a reason.
Creepy.

I don't understand. What would the purpose of the inspection period be if not to give the buyer an out if he finds something he doesn't like? And, no, attorneys don't draft the contracts -- at least not in Texas. Realtors use forms.

Seller accepts offer.
The next step is for the seller to accept the buyer’s offer, or present a counter offer. Even after there is an accepted offer, however, neither party is legally obligated to go through with the transaction at this point. Either party can back out of the deal without being in breach of contract. There will not be any obligations to purchase or sell the property until the attorneys write up a formal contract and it is signed by both parties. Execution of binders prepared by real estate agents is discouraged, because they are drafted as though they are legally binding, but typically are not and thereby create confusion.

I HAVE seen contracts from NYC and Long Island, which were anything but "standard forms."
This is intended to deal with the statute of frauds. There's no contract regarding real property until the agreement is in writing. The parties can use a form that (presumably) was drafted by attorneys and adopted by a governing body like the Texas Real Estate Commission in Texas.

i had a buyer for my home who wanted a lot of my personal belongings, and i was fine with most of it

but some of the things i got a very creepy vibe also.
they had gone through my kids rooms and wanted specific items from one of my sons. creepy.

they kept saying how "good the house felt" and they said the furnishings really contributed to that "good feeling" and that's why they wanted the furnishings they asked for.

i said yes to stuff like furniture (a lot of it; i didn't mind, i was going into a smaller place)
but i said NO to the personal items they wanted.
very creepy

turns out they "were managers of the local nudist colony" and "invited me and my sons to join"
ewwwww.

If we move out of state, or buy a second house in a vacation area and keep this one, and knowing how difficult it is to furnish an entire house that would most likely be significantly larger than this one, we would look to buy a house that has good/high-quality furnishings that are either included or that we could buy for a reasonable price.
