Keep in mind also most personal items cannot be handled inside the RE Contract. The Lender will kick them out since they are not part of the home and not Real Estate.

Any agreement must be separate.

But I would still tell them no.

That buyer is a PITA. Run far away and take the next best of the other 23. Easy.

Once you are under contract, a seller can't just run away.

I would never include my furnishings for free. We have close to $100,000 good quality furniture (including a Herman Miller chair $10,000-15,000). Century, Ethan Allen top of the line Thomasville furniture. Stressless sofa and Stressless loungers (2, very good for lumbar support). I thought about selling some of the furniture with the sale of our house. I know we will never get the full value we paid for the good furniture. Aside from the HM lounger ( original in great condition from the 70s) and Noguchi glass coffee table which we would not sell at any price. Let alone include in a house sale with no additional cost. This is so unreasonable. Yes, maybe if they want to pay fair value that is mutually agreed upon. AND you want to sell to them. It is your choice, not theirs.

If he's already under contract, no, but don't budge on anything extra not within the contract---just say "no" as the other posters have suggested. If the buyer becomes more of a PITA, see if they're willing to unwind the deal so you can go to the next offer.

My answer is NO. I would reject the offer and end the contract. Move on to a serious buyer.

Out here some furniture has conveyed, but not often. Generally, the buyer asks if the seller wants to sell anything or the seller lets us know that they are willing to sell items. We do create a bill of sale separate from the contract for those items.

I do find it happens when the seller has excellent design skills/taste, and the buyer does not. Just say no, let them terminate, and go find a new buyer.
