We listed our home and had several offers within 24 hours. The one we selected is now coming back to bite us in the rear. The home inspection was completed and several issues came up. One is a big issue that insurance will take care of and we will fix. However, the buyer's realtor won't send over the list of repairs yet. They are wanting us to agree to conditions before we see the report. They are asking for $4000 off asking price and they want almost all of our personal furniture/belongings. The furniture they are asking for is worth over several thousand dollars and about everything is almost brand new. They stayed at the showing for over 3 hours. During this time they went through each room and photographed every personal item they wanted to use as leverage for repairs. I am actually disgusted by what they asked for. I was more than willing to compromise on repairs but they want all our personal belongings. Some things cross a boundary into just plain creepy. We are ready to walk and relist just to get away from this buyer. What is everyone's opinions?
Just say no. Unless you had some weird off the wall contract with a crazy provision for personal items, your personal belongings is just a negotiating item and you have every right to tell them where to stick the coat rack!

I have to agree with this. Just because the buyers want to add as much as they can to the sale, you are not obligated to agree unless the personal effects were listed in the signed agreement. This is a negotiation and you don't have to blink. Best wishes.
We had a buyer request something specifically listed as excluded-after they were a$$holes at the closing. Our lawyer told them to knock it off and they did.
With several offers, you will sell your house to someone, even if the first buyer refuses your counteroffer.
We let them have appliances except wash and dryer. They included that in their initial offer so we let them have the washer and dryer too. They then asked for sofa, dressers, nightstands, TV, dining set, lamps, baby crib, bed, glider, bedding, mattress, routers, decorative mirrors, grill, etc. Just about everything left out. I was shocked we told them no and I am pretty sure the deal is off. I just never knew that people go through cataloging everything you own.
You don't have to agree to fix anything. If you have other offers that are still interested, you leverage that and probably (I haven't seen your contract!) say no to any or all of it and see if they walk.
I would caution you that if there is a major repair needed, that the next buyer may also ask for it, unless you can negotiate and or arrange to fix it prior to signing with the backup buyer. And you can say no to any personal items you don't want to sell.

I would try to see it as a compliment to your decor choices, not a creepy thing. They may just be moving to town with no furnishings and it sounds appealing to have everything there.

Most home buyers want to move their own stuff into the house.
