Typically the law isn't how much they can charge, but how much they can raise the rent (ie - you can't raise the rent more than 10% per year)

I'd say that "zero" is a viable response.

By the way. My response is "zero" too! I own my two houses outright! LOL Rock on RoaminRed!

By the way, FWIW, if all you renters/buyers would listen to the Dave Ramsey show, YOU could be debt free and have a paid off house too! It's not rocket science. You can listen online. www.daveramsey.com click on "the dave ramsey show" on the nav bar and do yourself a favor and listen.

In Connecticut, $800 per month for a large 3 bedroom on the bottom floor of a 3-family house in a nice neighborhood. Very nice apartment for the price... I think the landlord (an elderly woman) just doesn't realize how much she COULD be getting!

We also own (for now) a house in Florida... a 3 bedroom/1 bath for which the mortgage/insurance/tax payment is $1126 per month. It's up for a short sale, though, so we won't have that much longer.

LL's like that are the one's that are NOT out for the $. In CA. (1981) I rented a(unfurnished) 1 family house, w/s garage, 3/4 acre, @ the foothills of the SanBndo Mnts, for $200.00 a month. The owner lived in MO. I kept the place up to show my respect.
When I moved out (6/1/07) the rent was $350.00 a month.
LL's that aren't in a hurry to jack up the rent, especially when it's not necessary, should be respected and should receive some type of favor in return from the tenant.
Too often, LL's that try and show good faith are taken advandage of.
