If you consider this part of the country you will find most homes/developments built within the last 15 years or so (including The Villages, Sun City, my own) will be part of a Home Owners Association (HOA). There will be Covenants (Deed Restrictions), Bylaws, plus Rules and Regulations. They can vary widely from association to association. Be sure you learn/understand such
Thanks much for the info. Very familiar with HOA'S. We live in a single family home and have HOA - truly believe they are everywhere and most new places WILL have them. Sometimes its good; sometimes not. I have mixed feelings about them but realize they are a fact of life - especially in over 55 communities. Your development looks lovely.
In a standalone patio home HOA in SC we pay (per month):
100.00 (optional, not on site nor part of the HOA, golf club, pool, tennis)
50.00 HOA dues includes all outside maintenance. We have no amenities.
70.00 water and sewage
150.00 gas/electric
15.00 trash collection
25.00 unlimited use land line telephone
150.00 satellite TV (250 channels) and Internet
40.00 homeowners insurance
35.00 taxes with homestead exemption
$635.00 per month.
Life is not cheap.........LOL
Perhaps some may find the comparison in area and tastes interesting. I have three phone lines but use them for business. I'm estimating what my service would be if just residential.

These are the estimated monthly charges (per 2012 rates) for a $250,000 home with homestead exemption. Monthly rates vary considerably depending on the size of the home and it']s usage as well as the type & size of the homesite it occupies:
145.00 contractual amenities fee (pools, tennis, golf etc..)

168.00 average gas/electric
18.00 trash collection
44.00 basic telephone
60.00 basic cable television

This seems high for anyone on a tight monthly budget.

Based on our water/sewer rates - the amounts cited would seem to be the minimum utility fees. Unless there's a bulk rate for the community - the cable probably wouldn't include digital/high-def service - or cover more than one TV.
IMO - someone on a tight budget probably can't afford a $250k house just about anywhere. Robyn

I dont consider these costs of living within an HOA, these are costs everyone has. We all have water, sewage (if you live within city limits), trash collection, homeowners insurance, taxes. Some of us have land lines and satellite TV, some pay a lot more than that. So the only thing I see additional are the HOA dues. I dont consider that unreasonable at all.

EXACTLY. However, I would never pay HOA dues if they include golfing since we don't.
I pay far more for than what is stated for other utilities. We are not interested in the Villages though since it seems very crowded and more like its own city.

It has been 90's and humid and yes it is the humidity, stupid.
I honestly don't think I could live here, too large a city and regimented;
The people in the pools are very nice, if you don't have friends it's a good place to
meet some.
A lot of people here never use the amenities - golf - but have to pay for them.

You do have to consider if their is a CDD (Community Development District) bond on the property, which must be paid off like a mortgage. A number of 55+ in FL have these. I don't know about elsewhere. This is actually a fee paid by those who live in the community to pay off the developer for the expenses he incurred in building the community.

It seems reasonable to me; but I was my own developer here.
I do not know for sure but I do believe at The Villages you get to play quite a few courses as part of the monthy dues but there is an additional charge for the premium courses (as listed). $18 to $26 additional is not that bad for top tier courses.
