P.S. With regard to politics - Sumter County - where most of The Villages is located - is only a touch less red than my county - St. Johns County. We were 68.4% Romney in 2012 - Sumter was 67.2%.
Useful post, Robyn. This kind of post is what AARP should write up in their monthly publication -concerning the decision making process on where to retire.

AARP has too many advertisers to write anything objective .
And - although these things are obvious to me - they're obvious just because I've lived in Florida for 40+ years - ever since I was a young adult. And have traveled through the state extensively when working and vacationing and visiting people.
Also - IIRC - I think I asked - but no one answered. Who is paying for the "free golf" in The Villages? What's the cost structure? I've read that total build out is approaching. So - once the developer is gone - who's going to pay for the "free golf" (assuming the developer is paying for it now)? Robyn
We moved there last year when I was 58.
Most of our neighbors are mid 50's to mid 60's. We are in the newest area S of 466A.
It is very social and active.
it may not br for every body but for 105,000 current residents and growing it is.
Re golf. It is free on the executive courses if you walk or $4.00 if you use your cart for a trail fee.
We do pay $139.00 a month amenity fee which I cheap for all you get.
You don't want to build a house in an area that allows trailers unless it's "gentrifying" or you don't care about property values.
And why would you want a "stick house" in Florida (as opposed to a CBS house?). Robyn
A number of people are doing just that = buying a manufactured home and building a
custom house in it's place.
The fees in the older sections are less. So yes I would do as I said.

So how is it paid for/who's paying for it? What's the cost structure? Keeping a golf course in good shape isn't free or inexpensive. Robyn

Is this what you mean by an "executive golf course"?
Executive Golf: The executive sized golf courses will have some par 4 holes and possibly a par 5 hole, but most holes will be par 3. The executive sized courses are much shorter, usually less than 2,600 yards for a 9 hole course and less than 5,200 yards for an 18 hole course.
Par on these courses will usually be 28-32 for the 9 hole courses and 55 to 65 on the 18 hole courses
IOW - an old fart's/beginners' golf course? I'm a 32 handicap on my home course (or at least I was until I threw my back out last fall) - and have never played an executive golf course.* What's the attraction? Especially for a decent or better golfer?
Also - I don't think that people from outside this area (north Florida) know how cheap it is to play golf at real golf courses here. For example - my husband and I are Valley members at TPC Sawgrass. $2500/year entitles a family to pay cart fees only ($20/$30 for 9/18 holes on the Pete Dye Valley Course - home of a web.com tournament) and reduced fees on the Stadium Course (home of The Players). Also 20% off food and beverage - lessons - clothing and golf equipment - etc. And there are lots of "non-executive" courses - real golf courses - here - that aren't as famous that are a ton cheaper than ours. Especially in off season (which is any time outside of spring and fall).
So what's the big deal when it comes to golf at The Villages? Robyn
*I did play a super amusing 18 hole par 3 in Palm Beach about 18 months ago - this course:
It was featured on the Hank Haney show on the Golf Channel - the series of episodes with Rush Limbaugh. Dirt cheap in the summer. And I reckon a lot more challenging/fun/beautiful than anything you'll find in The Villages.

I don't think you get my drift. Just about all of Florida = termite country. Why build with stick/wood in termite country? Robyn

Yes, and hurricanes to consider!
