What he said - that's the plan. Also, during their presentation they actually mentioned having a presence AT the airport - similar to what Disney has in Orlando.

That by no means diminishes the need for the I 10 widening ASAP! Other projects down here in CG - WILL affect that traffic in the coming years.

People do come to Arizona in the summer millions go to the Grand Canyon and since they are already here they would go to a Theme park after their Grand Canyon visit if we had one.
Our state will bring in millions more of tourist dollars when we have a Theme park.

Grand Canyon South Rim Elevation 6,800 feet

Casa Grande Elevation 1,398 feet

Those extra 5,400 feet make a BIG difference in the summer!

Disney is Disney, big difference, they can put a park on the Moon or Mars or the surface of the Sun and people will go there! If Disney was coming to Casa Grande, it would be HUGE, but they are not.

Once again we get to the heat - I guess since this thread is kind of long - some may not have seen my previous responses.

1. The developers (I have met them) are NOT stupid gamblers. They have significant experience in this industry by some of their core team. They have already spent significant money on market analysis reports and other data. Do people really think all of those reports did not say "what about the heat?" - c'mon. The principals have been asked point blank and while at some point various aspects of the total resort will be less active - others will be more active etc. (see #2).

2. Remember this will not be a "typical" or "traditional" theme park. Again, my guess is that the market reports are starting to show that the next generation may not be quite as interested in Dumbo as previous generations - even Disney is making changes to their parks all the time in order to keep pace with the times. This resort's first phase will be a 100K sq ft indoor waterpark, a wild animal park, an extreme sports themed venue to include a man-made lake (potentially an artificial surf park which BTW have improved considerably since "Big Surf" was introduced), go karting, zip line etc.

And while the wild animal park will have "rides" and a viewing tower none of the "traditional" rides like roller coasters etc. will really be in place until future phases. And yes, it is possible that the roller coaster park may adjust hours, or otherwise during the heat of summer - but that does not mean it cannot operate at night etc.

So, this just really isn't a significant issue as I see it.

I'm all for an amusement park in Casa Grande. If some company wants to spend $4 Billion of their own money (either by loaning it or having it already on hand), over 10 years, more power to them, this is 'murica and capitalism at its finest. And if the place goes under in 5 years after opening, so be it, this is 'murica, life will continue to go on, just please don't ask/beg the city/county/state to bail you out.

And they aren't. Again, read above. The only financial agreement of any form is a sales tax "rebate" - not incentive - to cover the non directly related to the resort public improvements - for example they will be building at least one, and probably two freeway interchanges IN ADVANCE of opening. These interchanges obviously will be needed for the resort to open and service their clientele effectively - but they will not be "private or exclusive" roads - people will be able to use these improvements to get elsewhere in the city. There are other examples.

ONLY after the initial resort opens and starts generating revenue, will the city rebate a portion of collected sales tax to cover the improvements above as described. The total improvements projected will cost 300 million and the city will allow a rebate of UP TO 120 million within 20 years. If their revenues fall short they will not get all of that share rebated.
