Hello there, I've scoured these pages and am ready to post some questions. We will be visiting Atlanta this weekend and will be scoping out apartments. My spouse will possibly be working in what I believe is downtown or Five Points area - near the federal buildings and courthouse on Ted Turner Drive.

We don't have kids and will be renting.

We'd like a 2 bedroom, 1-2 bath, with a pool and decent gym, walkable to a MARTA station, shops, cafes. We want the commute to be 30 min or less on transit. I've looked in Old Fourth Ward (O4W), Virginia Highland, Buckhead, and Midtown. It seems $2k is the magic number. Is that about right?

I found some places, but sometimes I see really bad reviews. I am coming from the West - we don't have bugs like the South does! I get the bugs, but some reviews talk about cockroach infestations. And that's where I draw the line! LOL

Lastly, I did find some rentals like condos by individual owners. Are those a better bet compared to the big highrise places like Amli, etc.? I'm not even sure how I found them earlier, pure dumb luck. If anyone knows a good site, let me know! We are downsizing and selling our home, so renting will be quite the adjustment for us.

As far as bug and cockroach infestation concerns go... The Atlanta area sits on a part of the continent where the abundant rainfall (about 50 inches of rain per year on average), high annual relative levels of moisture and humidity, lush vegetation and a humid subtropical climate makes dealing with bugs and insects (including cockroach infestations, etc) a continuous way of life in many, if not most dwellings.

If you think that an insect infestation might become a concern after you move into a rental dwelling, you can be proactive by:

> Fumigating your rental dwelling with some insecticide bombs before moving into it...

> And/or you can utilize a series of multiple roach baits throughout seemingly every nook-and-cranny of your apartment dwelling immediately after you move in...

> And/or you can proactively utilize the services of a professional exterminator if you do not think that the apartment property has done enough to prevent roaches and other insects from being a potential problem.

...Either or all three of these approaches can be effective in heading off a potential insect infestation problem in this part of the country where you are going to see lots and lots of bugs and insects, if not on the inside, then definitely on the outside.

Sounds like you already have some good spots on your radar.

Midtown is a safe bet for a first place to rent while you learn the city. It also has the best MARTA access of the areas you mention.

Downtown is still more up-and-coming but there are some good new apartments opening up near Centennial Olympic Park. You could walk to work on a nice day. Downtown can be half the price of Midtown and so is a great investment if you get to the point of wanting to buy somewhere urban.

I would also recommend promove. I'm in the process of moving back to Atlanta (for the second time), and they've been really easy to deal with, was introduced to them with my first move to Atlanta.

I did look through a list of private rentals (through a friendly realtor), and some were better than others, and you won't always get the ones that are close to MARTA.

I ended up in Buckhead (< 1 mile to 2 MARTA stations), this is near to where I lived the first time around, but if you're looking for family friendly, you might also want to check Brookhaven and Sandy Springs.

Hi everyone, thanks so much for the ideas!

- I'll check into Promove.
- Cockroaches and bugs. I get it. It's the South. I expect bugs and such. I just don't want my bed and bathroom and kitchen swarming with them, you know? From what I remember - the best way to combat is no trash, no dirty dishes, no food laying around. Just keep a super clean place. I have a cat, so want to be careful about exterminators.

Any particular buildings we should look at? I didn't realize there were places downtown, I thought it was mostly business. If there are any great buildings you can think of that I should look at, let me know!

I'll come back and post what I find. So far I have Station R on my list.

Cflame: We don't care so much for family friendly, it's just us 2, but we do care a lot about safety and walkability. Good luck on your move!

I can tell you that Buckhead is pretty much walkable, though I can't tell you much about the safety (haven't lived there in 6 years). I know that you can get apartments that are less than 1 mile from MARTA (I'm going to be taking MARTA to work so that was part of my criteria). I ended up with a 1 bed+den for $1800/month that's close to the Lenox and Buckhead MARTA's.
My new place is about a minutes walk from Publix as well.

When they talk about Atlanta traffic... it's true or at least it was when I lived there. That's why I chose a place close to MARTA.

If you are absolutely insistent upon being in a place near a MARTA heavy rail station, look in areas at and around MARTA stations with lots of high-quality apartment options near them like:

> Lindbergh MARTA Station on the north Red/Gold Line...

> Buckhead MARTA Station on the northeast Gold Line...

If you cannot find anything at or nearby the aforementioned MARTA heavy rail stations, look in areas around other MARTA heavy rail stations like:

> Chamblee MARTA Station on the northeast Gold Line...

> Inman Park-Reynoldstown MARTA Station on the east Blue/Green Line...

> Edgewood-Candler Park MARTA Station on the east Blue/Green Line...

> Avondale MARTA Station on the east Blue Line...


And if all else fails and you cannot find anything at any of the aforementioned MARTA heavy rail stations, look in the areas at and immediately nearby the West End MARTA Station on the south Red/Gold Line, the Ashby MARTA Station on the west Blue/Green Line, and around the North Springs, Sandy Springs and Dunwoody MARTA stations on the north Red Line.

Some decent rental opportunities might even be found near the Oakland City, Lakewood-Fort MacPherson and College Park MARTA stations in less heralded areas on the south Red/Gold Line.

Thank you! We are insisting on renting near MARTA for our first apartment in Atlanta to ease up on our quality of life, ie daily commute to work downtown. If you have thoughts about this line of thinking, I'd be great to hear it.

I would check this one out. Right next to Marta(easy ride into downtown), walk to little five points, shopping(Target, Kroger) center, and next to candler park in edgewood. Brand new and you can find 2 bedrooms for starting under $2K. Not right in Midtown but still very convenient to everything downtown, belt line and downtown decatur.

Luxury Apartments In Edgewood Candler Park Atlanta | Spoke ATL

Otherwise i would suggest O4W or Midtown as the other options. Lots of apartments in 04W and you will be right on the belt line next to Krog and Poncey markets.
