To be honest, that should be considered, as the population between the Buffalo and Rochester areas is around 2.2-2.4 million(if you go by CSA) and even parts of the Syracuse metro touch Lake Ontario. So, it would be great to form an international economic relationship between the Lake Ontario areas in Ontario and NY.

An example of this is occurring between the Plattsburgh area and Montreal/parts of Quebec: North Country Chamber-Home

So, if they can form a relationship, I don't see why it couldn't be done between regions on on either side of the Niagara River on/near Lake Ontario.

Buffalo real estate development firm makes big buy in Niagara Falls

Blue Cardinal Capital has acquired a sprawling downtown Niagara Falls real estate portfolio that includes 38 parcels, mostly along Main Street.

Blue Cardinal paid $3.2 million for the properties, including the former Jenss Department Store, buying them from Niagara County investor Richard Hastings.

The deal is the first in Niagara Falls that will take advantage of the new, federal Opportunity Zone tax credits.

Combined the parcels cover more than 200,000-square-feet and two acres of vacant, infill land.

“The acquisition and renovation of these properties mark the end of the beginning, and may be the most significant step forward that the City of Niagara Falls could take toward its future,” said Mayor Paul Dyster.

For Niagara Falls, the deal is the third phase in a long-term redevelopment strategy that focuses on a northern portion of the city. Previous phases included the construction of the $40 million Niagara Falls International Rail Station and Old Customhouse project — now home to the Underground Railroad Interpretive Center and the current removal of the Robert Moses Parkway and restoration of Whirlpool Street.

Dyster said he spent two years working with Blue Cardinal on the Main Street deal for more than two years.

“The area around the Whirlpool Bridge and international rail crossing holds great promise,” said Bob Richardson, Blue Cardinal Managing Partner. “Now that the community is being liberated from the chokehold of the Robert Moses Parkway, its true potential can be realized.”

Richardson said the redevelopment effort will be done in phases over a period of years.

Blue Cardinal, which was launched four years ago, matches developers with private equity firms looking to invest in real estate.

New Niagara Falls project could make waves

The tourism landscape in Niagara Falls could change with the development of two projects - both within a few blocks of each other.

Combined the two projects — one at the Sheraton Niagara Falls and the other at the former Niagara Club — represent a nearly $19 million investment. The Niagara County Industrial Development Agency is considering loan packages for the respective project.

“We do need more year-round attractions to stay competitive,” said John Percy, Destination Niagara USA president and CEO.

NFNY Hotel Management is proposing to invest $15 million to building an interactive indoor/outdoor wave pool as part of the 392-room Sheraton Niagara Falls on Third Street. The Sheraton is Niagara Falls’ second-largest hotel.

NFNY has dubbed the project Niagara Beach & Surf Club.

The wave pool, according to documents filed with the NCIDA, would be a football field in length, and come with surfing options along with large video screens, authentic aquatic creatures, a restaurant and bar.

Plans call for a retractable roof, allowing the pool to double as event space and, possibly a concert venue.

The DiCienzio family, who owns the Sheraton and other hospitality holdings on both sides of the Rainbow Bridge, developed a wave pool as part of its Sheraton hotel in Niagara Falls, Ontario.

Also on the NCIDA agenda is a proposal from Red Star Builders LLC, owners of the former Niagara Club on Rainbow Boulevard, for a $3.55 million transformation of the building that has been largely vacant for the past 20 years.

In a series of phases, Red Star plans to develop a Spot Coffee restaurant along with a bar, restaurant and banquet center. A rooftop bar and escape rooms are also planned.

Future phases include an axe throwing room and lounge and a second lounge with classic arcade, shuffleboard and air hockey games.

Only on this site do people post about a hotel being built, we have several going up and no business journals are bragging on these new facilities... Is their economy so bad that "The project would create an estimated 15 full-time and 20 part-time jobs in the first three years" is worth printing about.
