any info on relocating to mount prospect? Bad neighborhoods or areas that are shady? Hispanics? Crime? commute via metra? Homes? whatever info you guys have is appreciated!

My in laws live in Mt. Prospect. There are a nice mix of homes but they are not inexpensive. A house on her street is currently listed for over $650K and it's nothing special. Some newer tear downs are quite large and very $$$.

At the opposite end of my in laws street are low income apartments and several more around the corner. She lives close to the UAL HQ.

She has never had any crime issues and have lived there for 10 plus years. Convenient to 90 and downtown A.H. and Schaumburg so they have shopping, dining, etc.

Mount Prospect has homes for sale ranging from $245K to $2.4 million. Half of these homes are priced under $400K.

Commute to Chicago on an express train is about 30 minutes and it does not get much better than this.

I would not be fearful in any area of Mount Prospect.

According to the Census population of 2000 about 12 percent of the population is Hispanic.

I once dated a girl that lived by Euclid/River in the far East/Northeast part of Mount Prospect. She always used to say "stay away from Boxwood Ave. apartments because they are all Mexican and full of crime". Last I heard, she married a Mexican guy from that area and now have two little Mexican Jews running around their place in the city. Go figure.

Too funny, Crb! MP is nice - some parts are nicer then others, but it's all good. I like the area around downtown Mount Prospect the best...along Northwest Highway, by the Metra station The homes are older, but have lots of character and I like being close to the downtown area. If I lived in MP, I'd look around there.

This is a pretty old post, but my wife and I are thinking of moving to 1817 W. Palm in Mount Prospect... it's right across from some apartments and this may be a busier street because of this. Does anybody know about the apartments across the way? You can view those on Google Maps with satellite view...

Default Know that area well...

That is far from the least desirable section of Mt. prospect, but neither it is a non- brainer. A lot depends on how good deal you are getting and what your long term plans vs shoot term needs are.

Schools are a big factor for value in that area, and if you are in the attendance area for the more desirable schools it could easily be worth a 15% premium or more.

Ability to get a more upgraded home on less desirable area is a tricky thing too -- the comps for homes may not accurately reflect the overall quality of the upgrades, which works both ways. You might get a relative bargain but if you want to sell for premium in a relatively short time ( say less than 5 years) I would worry that trends might shift...

I think Mount Prospect has a lot going for it and a good overall choice. With that said, I am not the biggest fan of the area you highlighted, but as Chet mentioned, it is not the least desirable. It might come down to your transportation needs, budget, school, etc. I particularly like what they are doing around Randhurst Mall area. Several businesses have just moved in and this area is served by Prospect and Hersey high schools, both very good.

Ok here I am again, looking on a different side of town this time. We're looking at a house this time near Linden and Westgate on the NE section of Mount Prospect. I hear Boxwood to the west of there is one of the most shady areas of Mount Prospect - but why? Lots of apartments? I can see them from Google Maps. I'm just wondering if that's even a concern because they're about a mile away...

The sketchiest part of Mount Prospect is around Dempster and Busse. Most parts south of Algonquin aren't great, either. You see lots of bodega-type shops, liquors stores, litter on vacant lots, and occasional crowds of youths walking around. Once you get north of Golf, though, it changes very suddenly: quiet tree-lined streets with quirky-sounding names, small businesses, and nice cars.

That said, even the bad parts are halfway decent during the day, and you should be totally fine in your car even at night. I've patronized businesses in there, and never had issues. And the Fiesta Market is just amazing!
