And I never said Dallas is falling apart or losing population either. I even said Dallas is growing slowly as it is maturing. But I just said that Dallas could easily have another one of its growth spurts again as they have many things going in their favor in the future over cities like FW and Austin for the future. Dallas will be able to handle more do to increased density. I only disagreed with Dallas falling out of the top 10 by 2050. We can agree to disagree. But he is incapable of doing that so thats cool.

I actually missed that and would agree - also at some point in the future NYC and Philly may be one metro by census standards
