unit, 792-bed private dormitory. The property is zoned M-1 (Light Industrial).
WTF..
These are the types of housing developments that concern me. On the one hand, if the City had done a Master Plan "Stadium Area/Fairgrounds Plan" where these types of developments were coming in and becoming part of a "planned" area with a nice mix of service retail (not necessarily bars/restaurants...but cleaners, convenience stores, etc to serve the nearby residents) an approved connected grid street pattern with sidewalks that connected them with one another, the stadium and even access down to the river and thus create an "intown urban neighborhood".. I wouldnt be as concerned.. But this area is becoming a hodge podge of student housing complexes nestled in between existing industrial uses. When the student housing boom ends.. the only developments that will likely survive it are the ones closer to the City's core, well designed, and with nearby amentities. These far flung ones could end up becoming like the ones off of Broad River Road near I-20. That entire area back up in there was where in the late 80s most of my high school buddies and I dreamed of getting our first pad once we graduated because it was the place to be.. By the time we graduated in the 90s they were in decline as Harbison became the next place to be....My fear is once the gloss is rubbed off of them.. the owners will simply sell them and they will become a "project" and if one becomes a project it will be easy for the neighboring ones to follow suit.. I hope I am wrong but only time will tell...
Isn't this the land that was recently acquired by the university? I thought they said it would be used for USC sports, like golf and equestrian?
It must be adjacent to the land recently purchased by the University. I kind of wanted USC to dredge a canal from the Congaree up to Gamecock Park so people could arrive by boat.
Ah, so it must be a piece of land abutting the practice fields; immediately behind where the new indoor practice facility will be. Yeah, with that building there it looks like a canal couldn't be done, unless you get creative. waccamatt, I'd shoot an e-mail to Ray Tanner about it. What's the worst he could say?
Also, as far as the apartments becoming empty and undesirable in the future, it seems as long as the stadium is there and those intramural practice fields, the golf team and equestrian teams compete there, there will be always be a presence of USC student-athletes and then students that are huge football fans wanting to be in the middle of the tailgate scene for football season. There will be plenty as far as recreation... As for retail... Well, you have a Bojangles and Bernies down the street. And that new Waffle House? Lol
Also, as far as apartments/dorms, there are 6 currently approved and/or under construction. With this latest announcement, this makes 3 total that are in the proposed and planning stages for a grand total of 9. Wow, guys. This is all according to SCSU's list. Insane how these projects keep piling up.

But the ones that don't make it may just be redeveloped or are you guys just imagining scenarios where there's ibes with like 50% occupancy drop their rents substantially to fill up?
Those apartment complexes down Bluff Road aren't in the city limits. I wouldn't be surprised if they serve as 'shantytowns' in 10 to 15 years.
Correction: this particular piece of land isn't as far down Bluff Road, and it is in the city limits. Duh - if it weren't it wouldn't be on the City's agenda. I wonder if it will be a lower-rent complex than the ones in Innovista. If so, potential occupants would have to weigh the pros and cons.
