This is true, it is cold in NYC and people still walk, but like you say, I would rather walk in the cold than in the Texas heat in August...I'm from Nigeria, and people always ask me if Texas is as hot as Africa...and then I burst out laughing...Texas is MUCH hotter than anything I ever experienced back home...not even close. I've been here in Texas for 13 years and I still struggle with the heat sometimes...crazy.

Chicago gets hella hot in the summer too. And humid hot...as hot as humid as Houston. Yuck.

Um...I'll give you some days in the winter (since we also have plenty of 50 and 60 degree days in the winter - sometimes even 70s) and July/Aug/part of Sept. That hardly constitutes 'over half the year.'

I stand corrected...although in the middle of one of those infamous heat waves it can feel like half a years worth of suffering...

LOL! Too bad you could not have bought it when the current owners did. They paid around $550K if I remember correctly back in 2008. Nice profit, I'd say.

What can $200,000 & under budget get in Plano or around?

The last few pages should make for some interesting reading.
Not that I'm saying it would be the area for you though
But some peoples perceptions are not based in reality. LOL!

I'd say in all honesty based on all you have said, to come look in the areas that interest you and look past the brick and the sellers choice of decorating. Stucco is hard to find and in areas where it is not a hinder to sell it is going to be pricey, VERY PRICEY. As a matter of fact looking on realtor.com I did not see any stucco homes for sale in Lakewood at all. Even well over your price range, none. You are just going to have to look at this as a new adventure and that the architecture here is different than what you are used to.
