Oh, I am sorry to hear about the nasty neighbors. It's such a shame people can be that way. I kid you not, my street has about twenty homes on it and ten of them have been new residents in the past two years. Three new builds on my street and seven homes sold. It's so transient here. I don't even try to get to know the new ones because a couple have been such disappointments and we plan on moving out of here soon anyway. Our home will be the easiest sell ever. We have had people contact us trying to buy our home for big $$--both private buyers and realtors. It's crazy. We just need somewhere to relocate which is the next step. Not a whole lot of options in Sussex for us though. Seems everything is developments with close neighbors and HOA's--never again.

Yeah, Liz. Finding a home with no HOA is difficult down there, probably impossible! Even along Route 9, with a Georgetown address....there's lots of new construction with HOAs. I keep telling myself...living in a small town is my best bet, even with a couple of nasty neighbors. At least, no HOA and I'm walking distance to the townie places.

I'm new to the Assawoman. I have a 14 ft. Glastron boat , v hull, 50hp. Is that usable or is the bay too shallow? Also, how is the fishing there?

Just recalled that it was in the news it is scheduled to be dredged so this is from the DNREC website, hopefully it will help answer your questions.

So many properties are offered for sale in new subdivisions these days. They typically don't go through a Realtor, but are offered privately by the builder. In addition, many builders have an interest in mortgage companies and help arrange financing. In my 82 years in Delaware, I've never seen so much new construction, not only in the beach areas, but throughout Delaware.

When I left NYC to move here, it was exactly the same thing: if there was an empty lot, a building was built on it. If there was an old, two story wooden building, they tore it down to build a high rise. If there was a parking lot or gas station, they bought it and built a building on it. There was no end to the building and yet we have a housing shortage.
