What?
What part of Sloan's Lake neighborhood is grungy?

I've been really enjoying wheatridge lately. I just biked through there from denver->golden.

It seems pretty affordable too. The green belt there is very nice as well. Lots of lakes. Lots of trees. Although coloradans maybe don't appreciate it that much because it's flat! A lot of people like to fish there.

Maybe I don't mind it lately because traffic isn't bad lately due to less commuters on the road. I feel like kipling and wadworth can be total disasters during rush hour when it's not covid times.

Strange time to buy... interest rates are all time low, inventory is low.... meaning prices are skyrocketing still. Bidding wars in your range for sure. I'm starting to learn maybe nothing will cause denver prices to go down.

Thats awesome, Pinecrest is really nice.

I definitely know Denver will be different than Brickell, whicb is ok with me. Its nice here but its an odd place without much culture and most people live here maybe half the year it seems.

What are your thoughts so far on Littleton in comparison? Price wise, thats what I expect so its no problem there.

Sloan's Lake is north of 17th Ave on the west and 19th Ave on the east.
I would not describe any residential area as grungy. I will give you Federal Blvd from 19th to 23rd.

I think you are confused about the neighborhood boundaries.

I lived in Golden/West Lakewood for almost 5 years and now currently in Littleton. I like both areas. Lots to do and not in the thick of everything and honestly 20/30 mins to actual Denver given no traffic.

We were in a high rent apartment and just bought a house and glad we did. Prices are continuing to rise and we already have equity in our house.

Englewood probably fits the bill. Lots of walkability, light rail to downtown, straight shot to the mountains on 285, good hiking and biking trails around and pricing is middle of the road. Used to be much more affordable, but still cheaper than similar areas just across the border into Denver.

Thats great to hear!

Is the traffic as bad as Miami? I know the drivers can not be as bad as here but im just trying to get an idea of how bad the traffic can be.

It can suck but not nearly as sucky as Miami. But the Subaru drivers in the snow are just like your typical Miami drivers so figure that in.....

It can be worse. I once crawled along behind a Subie with FL plates for miles after an average Connecticut snowfall, waiting and hexing her to turn off somewhere so I could drive at a more normal speed for the conditions. But no, I crept along behind, in two inches of fresh snow, on every turn... and finally realized she was my new next door neighbor, with a driveway just 200 feet beyond my own.

Subie drivers are not usually such idiots in the northeast, is alla Ican say.
