This is a balanced story from Jackie Valley of the Las Vegas Sun on the hearing. This was discussed on Twitter at the time:

This was an odd part of the discussion. The land price is padded by $335 million because it includes "infrastructure" which apparently doesn't include transportation improvements in the area. Maybe this is why the investors won't agree to a 39% cap? I've been suspicious of what that $335 million would do.

Another important note from the article. The developers appear to have abandoned the special tax district idea.
But they won't share any revenue, because they say their return on investment will be "minimum" I call BS on that. Here's why:

1) The naming deal for the stadium will be in the hundreds of millions of dollars.
2) They will get ALL proceeds from parking, concessions etc. From ALL the events at the stadium until it's imploded/outdated (about 20 years).
3) They will getting naming deals for every square inch INSIDE the stadium as well. Look at other stadiums as examples.

A little investigation would show that bus routes for airport -> strip -> downtown are already in use. Why would light rail be better? Because it is newer? Better to buy new buses for far less money and far more flexibility.

Just saw this article. They deal is looking worse the more it's fleshed out.

Time to let the Raiders look elsewhere.

The way Sisolak worded it "We can spend $400m plus to build a UNLV stadium, or we can spend the extra $300m on a world class stadium and get a NFL team along with it"

OR, they could opt for door number 3 and make any needed repairs to the current facilities and save a LOT of taxpayer money over any other option, and be done with it. There is NO need for UNLV to have a domed stadium to play football (they do play in the best weather of the year right?), so there is no need for the state to pay to have one built for the billionaire boys club.

This is a giant boondoggle and a waste of taxpayer money. It should not be approved at any level of government. No matter how "cool" the NFL is.

Yes there is, for UNLV to get into a power 5 conference they need a new stadium. The are already going to get the medical school done and they are on the right track to bring the school to the next level.

They even have it written in the proposal that if the NFL does not agree to come to Vegas they will give the money to UNLV if they can come up with a small portion of it.

Except if we spend $400 million on a UNLV stadium, the public will own it outright. If we spend $750 million, we own nothing. The question becomes will we lose $350 million in operations over the life of a new UNLV stadium?

Considering Sam Boyd is cash flow positive by $3.5 million a year, that seems like an impossible level of operational losses. On top of that, UNLV would have a free place to play.

Instead of focusing on spending even more money on the farm teams for the billionaire boys club, perhaps we need to put sports into the proper perspective in our academic institutions. With that in mind, I think it's much more important to focus on the educational part of the college experience than it is to worry about what conference sports are played in. Thus, no, UNLV doesn't need a domed stadium, and a refurbished one which is affordable sounds like a wonderful idea, and would still provide a more than adequate place for the benefits of sports to a college student.

Yeah, prestige, tourist draw, bowl games, etc. I know, all that glittery stuff that sounds good, but just puts money in the billionaire boys clubs pockets (according to this deal). Save your typing, as it's not needed, and certainly not at the cost that this gilded white gazellephant is being pitched with. This is simply a very very bad deal for Joe Taxpayer, and should be opposed at all costs. As the details come out bit by painful bit, I think more and more people are going to find them equally appalling.

Make the tourists pay... $1.50 per room per day, like nyc with the Jacob Javits tax...
