What are your thoughts? Poll at the top. Dollar for Dollar which is the better buy? Excluding School district?

There are plenty of 99k 1 bedroom beach bungalows here too, trust me. You are not in the Hamptons my friend. Far far from it.

BTW I would never ever ever buy North. Its like the twilight zone anywhere north of 25. I say it all the time - I couldn't live without sunrise. Also I am not living here by choice, trust me I have brain cells.

Im sorry dude....you already told us where you live and that your family is in Sound Beach.I assure you Shirley is NOWHERE near RP Oak Hills, The Terraces, The Tides, Pickwick or Soundview dr.

(I see youve already over looked the fact that the best waterfront stock in Sound Beach goes to RP Schools as does Miller Place Horse Country but thats ok)

William Floyd is a complete failure, youre totally stretching now. Im sure you can recruit the Buttafucco Brigade to cosign your delusion but thats just to get a rise out of me since they dont like my take on the Bronze Coast (having fun Peqs?).
Folks around here know the truth.

Listen, you shoulda bought North or moved to Massapequa.
You already got friends there. They know what its like to be reviled by the North Shore, you'll have plenty in common.

; )

You beat me to it. I was honestly just making a thread with a poll hahahahha.

Whats funny is... I don't defend Shirley...so its not really VS. because to me they are both dumps. Crooks on the other hand will defend his glorious haven until the day he dies. I'm a realist.

But lets see what happens.

What's the deal with the "Smiths Point"?
Someone Dm'ed me that name change. Smart move.
Is Shirley Incorporating into the Village of Smiths Point like Mastic Beach?

Refresh my memory -- what areas surround RP vs what areas encircle Shirley.

If we can't vote by school district, we have to factor in the neighbors.

Schools clearly go to RPSD. WF is a hell hole in that regard. I'll let savaged decide the parameters. I would think strictly area vs area, every factor included.

Shirley is surrounded by Mastic, Mastic Beach, Yaphank, Brookhaven hamlet, and Moriches.

Yes I would like to factor out Schools because there is no arguing that Floyd is a disaster.

And to answer your question Peqs -

There is no Smith Point or Smith(s) point. They put up a rinky dink sign on floyd that read "historic hamlet of Smiths Point"

It is an imaginary place, and lies entirely within Shirley, 11967

There is no East Yaphank either. Also 11967 zipcode.

However Shirley is eventually going to try to incorporate like M Beach did....but I will be out of here long before then.

Keep in mind say what you want about Shirley - but smith point park is a very nice PUBLIC beach.

Ok Got it. Lol @ the rinky dink sign. I thought the Tides were in Sound Beach??
Ok so Smith Pt Park is nicer. Shirley has more sex offenders.

East Yaphank actually comes up as a CDP though, no? east yaphank - Google Maps

with 5% of precincts reporting:
RP - 1 - 20%
SP - 4 - 80%

It would appear (according to The Tides own web site) that the Tides are in Rocky Point
