Plus, Quincy has a pretty sizable population. Although housing can be competitive even in parts of Quincy houses like this sell for lower than the low $600K the other guy mentions. Case in point: https://www.realtor.com/realestatean...9_M42588-00408

This house looks like poo.
Way worse than the one in Waltham. Not saying the one in Waltham isn't overpriced but it sure is better than this one.

That’s a good location and a nice street, and that realtor is very good and always gets top of market. However, yeah, wow.

That is quite expensive for Cambridge on a price for square foot basis. While it is a good location, it’s a B location for Cambridge. The listed square footage looks to include a finished basement (something realtors have been getting much more liberal with even if there is no direct egress), and no garage.

Prices are stoopid around here right now.

Waltham gets you into town pretty quick between Commuter Rail and the express busses. As far as amenities in town, Moody and Main sts speak for themselves, and you are also right next to Newton and Watertown where there's a good amount of stuff going on. Access to Camberville a lot easier than it is in Quincy too, and obviously NH/Maine/VT.

Ultimately the question is, are you a south shore person? If so, quincy works better.

Yeah id say 5 yrs ago… Quincy>Waltham. Now, Waltham>Quincy.

Im trying to justify the cost. Not entirely sure why Quincy is 20-50% more than Waltham.

The Cavalry area east of Moody there is a little dingy and a bunch of light industry mixed in with residential lots. You're probably going to hear a lot of truck traffic there in addition to the usual straight piped Honda Civics bumping thru there.

I live in the area and actually walk by that 649K house I posted all the time. Not on purpose just because the street parking is occasionally horrible here.

It’s a thickly settled area. Single families or even two families living in a duplex are getting to be the minority here, if they’re not already. In other words it is very common practice for someone to buy a single family and split it up into 2+ units. Or a multi-family and make it a glorified boarding house.

Despite all that the noise level isn’t bad. A few times a year some neighbors play super loud music to an obnoxious degree for parties, but it’s not like an everyday thing.

It’s weird if you look at the demographics of the neighborhood on Neighborhood scout. There is a mix of executives and service jobs. So that the $649K house has about an equal shot of being purchased by a executive for his family or an absentee landlord who splits it into units. I’m leaning toward the latter.
