Waltham definitely has a very different feel depending on which area of the city you're in and the prices reflect that. Move that 649 house to Cedarwood/ Warrendale and it probably goes for over 800k.

I’d imagine anyone seriously thinking about owning property in Waltham isn’t a public transit person. The service here may as well be non-existent compared to other parts of Greater Boston, including Quincy.

We have the Commuter Rail around Brandeis. The bus lines here don’t seem extensive, but I wouldn’t really know. Not much else really.

Waltham has a ton of things going for it, but public transit isn’t one of them.

^ This. Waltham you probably own a car, and want to park it nearby.

Quincy you have the Red Line. Saves you money... probably why things are a little inflated

It's about the same - 35 minutes via the Fitchburg line and change to Red at Porter.

It comes down to where you want to be at night.

I am sort of involved in a 2 family in Waltham. Problem is my involvement is not really ownership but based on money I personally loaned two brothers for a down payment. I have no interest in the house but they pay me loan interest each year. I wanted out some years back but we 3 could not reach an agreement. They are now considering selling, which means they pay me back.

Problem is my 1/3 ownership is not really ownership but based on money I loaned them for down payment. I should have taken an interest in ownership but I never expected (famous last words) to see Waltham grow as it has.

Would you have been paid before your brothers if the house was sold for a loss?

Not my brothers and they each live in it. It is in the West End (on a street with most houses similar) with one apartment downstairs and one apartment unit upstairs. I was raised in a similar house a few blocks away. One brother is having trouble with the stairs so they are considering selling and throwing in together in a single family or condo. I would be paid even if the house sold at a loss. It is now worth well over twice what they paid for it. I just never saw Waltham real estate selling for so much. My bad............LOL
