Florida's already showing signs of a turnaround, as is the rest of the U.S. Miami has the possibility of becoming a larger metropolis in 20 years than what it already is.

By using the "Rule of 72", over a 28 year-the population should double, if the population increases by a constant 3% rate, it should double(10.5 million) in 24 years or 2036.

Miami is already at 6.3 million and is averaging at least 90,000-100,000 people per year in growth: List of primary statistical areas of the United States - Wikipedia, the free encyclopedia

My guess is that it's going to be a number higher than all those listed on the poll, somewhere close to 9 million (or higher) I could see that. Granted it now has a CSA after adding Port Saint Lucie and Vero Beach to it's area but still, more developable land for an expanding footprint.

In my view and by my measure, the metropolitan statistical area is meaningless in human terms unless the whole area, from Miami to Port St. Lucie, is meaningfully interconnected without the need to use a private car.

That would mean, among other things, high speed train linking the four counties with major stops/stations in all the major downtown areas - and not merely carparks along 95 which in my view is a waste -, as well as local train systems going east/west.

A better gauge, for me at least, is walkability within neighborhoods within Miami-Dade County, and that implies a continuation of the trend of verticle building with meaningful retail at ground level.

It indeed may take several decades, even a century, but little by little I see progress with my own eyes.

Miami is limited by the Everglades to one side and the ocean to the other. Miami-Dade is roughly 2.5 million. mWith the actually City of 400,000 people. I don't see Miami growing in large leaps and bounds.
