Yes it is possible this year due to "el Niño". A cat 4 or 5 like Andrew. The waters will be extremely hot this year(Like last year) If these storms don't go up in the Atlantic, they will probably land in Florida. I'm leaving my home, the burglars can loot it all they want

I'm not sure though about insurance premiums, if Homeowners will go up, this will create a second wave of foreclosures. Maybe deductibles will go higher and we will get some bailout for insurance companies.

^^^My parents just got their policy to renew and it went up $500 this year, no hurricanes since 2005, nothing changed on their policy, yet their policy went up $500. So it will only go up unless those in Tally do something to stop it.

Not to get overly off topic, but if you have a house paid off, I would say to not get hurricane windstorm insurance. Just put what you would pay insurance into a savings account and resolve to not touch that money unless a hurricane comes.

Most likely, even when a hurricane comes by and affects you, unless you get the eye of a cat 3, 4 or 5, your house probably won't have major damage. Most of the damage will fall within your deductible....and then your rates go up regardless.

So, betting on the odds that an Andrew's core won't hit your house, I would say to risk it. Truely intense, dangerous hurricanes like Katrina or Andrew are not common, they are relatively infrequent, so I think that if you can just save up, you will most likely be in good shape. Most people don't have a choice unless they have their house paid off, but the windstorm insurance is insane in Florida...and they are trying to build up a fund for when the big one hits.

That is just my opinion, do what you think is best for you though. But if yo do the math about how much you pay in and then add in the deductible...figure out what your reary costs are and multiply that by 10 years (assuming no catostrophic stom hits you within 10 years). Would that be enough to repair damage to your home? Remember, most new homes here are built to withstand major storms...look at newer communities in Port Charlotte after Charlie, you could barely tell the homes went through a hurricane in some cases. Just do the math and see if it makes sense for you and if you don't might risking it to potentially save money.

The way I see, there'll more low income and no pikin iglish folks in Miami. More ugly pink buildings and bridges, higher crime and jobs will pay less and less. Obviously cost of living will increase as always. Thank God I'll leave South Florida very soon....

That's the spirit of this thread,to predict trends & work to improve Mia...

Usually,if the authorities of any given city want to attract affluent families,they try to attract businesses & at the same time raise property taxes,tighten zoning restrictions etc...

If the Miamians want to "Coralgablise" Mia,then they should accept emulation of its restrictions...

A logical argument would be that as retirees are flocking to Mia,they might attract their siblings to relocate to Mia,so as to be close to them,especially if the parents support their children financially,or vice versa...
Internal emigration may surpass immigration from abroad...

i have a hard time seeing that considering you dont see that with the gulf side.

the biggest problem with miami is that it is such a large city that depends greatly on tourism without a large employment industry to support it. if you look at something like LA or NYC, they are large cities but they have a much greater diversity in the job market.

There is nothing wrong for a city to have a specialised economy...
Tourism will always be in fashion,unlike many other industries which may tank,or decline,or become obsolete...
Therefore,the prediction for Mia 2020 is bright...( provided that we manage to buy real estate now,at those depressed prices...)
