Is it possible to find a nice, modern home in Naples, or greater Naples area that's on a gulf access canal for under $1M?

2500+ sq ft
4+ bedrooms

Also, I've seen/heard mixed reviews about Cape Coral. Why?

What are some other areas in SWFL that may offer a waterfront home?

In Naples, possibly, but you would have to be the aggressor and get the seller to come down on price.

There’s a small area in Bonita Springs that’s worth putting on your radar.

Marco Island for sure is worth looking at and has a few good options available now.

Cape Coral is hit or miss. Some of the canals don’t have gulf access or take a long time just to get to the open waters.

No doubt theres a house in Cape Coral that fits your criteria under a million but once again the neighborhoods and blocks are hit and miss as far as overall appeal goes.

Royal Harbor has a home on the market right now under $1ML with a canal/dock and no bridges in the way to the gulf. Its almost walking distance to downtown/5th ave. House isn't a tear down, but its a no frills 2/2 with a large yard and no pool. I think its $900k last I checked, just came back on the market.

There is a 2 story 'Key west' style home near that for $800k and the boat dock is across the street with all the other docks, so not a traditional setup. Garage on the bottom, cute house to enjoy, not sure if its practical 365 days/year.

Bonita Springs is a great option since its about $100k+ cheaper in lee county.

Marco island is great too, much more of a boaters paradise. Takes me about 20 mins-25 mins to get from the publix in Marco to 5th Ave in the middle of the day. I know in season the traffic is heavier, so that's something to factor. I'm from the Miami area, so its more of 'a lot of cars' to me vs 'traffic' (bumper to bumper for miles, not moving, people cutting in/out at low speeds causing accidents, paying $10 for express lanes that don't move, etc.)

i work for the largest residential brokerage in the state so if you're serious, I can put you in touch with someone who specializes in waterfront Naples/Bonita homes. ( I don't but I'm always abreast of the market because of them)

Ohhh Marc don’t be so modest I’m sure you’re more then capable of logging on to the MLS and putting in his parameters and criteria and coming up with a list of available homes that are worth investigating further. Where does not having the “specialization in waterfront homes” stop you from proceeding further?? It sounds cute that someone specializes in a certain “niche” but I would hardly call waterfront homes with gulf access a niche. Someone who speaks German or Spanish can call themselves niche agents.

The specialize in waterfront home part sounds cute, it really does, but it’s a just a label for a personal brand to try to increase the perceived value of services.

You got it Marc take this lead I have confidence you could facilitate a transaction involving a water front home with success!! Lol

I shudder to think of the flood and homeowners costs.

Like your post prior about not dressing up because it isn't needed, this quote above shows your lack of experience in the real estate market.

Waterfront homes do require someone with knowledge of how to sell them to best represent you, and the fact that you aren't aware of that and are a licensed agent, further proves my point.

And a few thousand in homeowners? Yes, I would be. That home would get zero wind mitigation credits.

But even worse it is right on the flight path from the airport.

I get it, i've seen your posts. Mostly bashing realtors, saying its easy, you don't have to be smart, its too easy for you, not challenging etc.
