Gotta say, you guys are doing a great job trying to help back2jersey, having lived in Sussex Cty, I know what she means by hilly, but there are some parts of Vernon that are quite level......only not in her price range......keep up the good work...Songbird42
The house in Washington is nice, however the taxes is listed at 10,000, which sounds a bit high for the area; the one in Mansfield has the powerline literally behind it.
I agree that you may want to look into Warren county. You can get easy access to where you need to go.

Sigh. The houses are only examples for areas the OP should look in. Oh, and living near powerlines is a trade off for getting 2.5 acres for $300k.
I think we could all help her a bit more if we were to know what type of home she doesn't like or what exactly she's looking for. I'm sure there are some homes in the Warren/Sussex/Morris triangle that we can find for her. Perhaps some links to the homes that turn you off or the homes that you'd like?
I'm just getting online and catching up on my messages now. I've upped my price to a max o $300,000. Single family home, prefer all one level. It must have a level, open, grassy (not wooded) lot with a decent size back yard for the dogs. And no restrictions on fences (which was the hang up in that one community). I don't like lake communities (mostly because of no lots, cliffs, woods, etc. which would not work for me). Hope that helps. O

There are a few ranches in the areas I sent you previously - I would also add mansfield to that list of towns in Warren County. gsmls.com I think you will find this area has exactly what you are looking for.
You seem to have some of the same requirements we did. We wanted at least an acre with a level lot. Finding a house with a level lot was nearly impossible. The number of houses we saw with terraced or unusable backyards was numerous. We finally found one that I fell in love with the layout as well. We are buying in Hunterdon Co. I don't know if you stated where you will be commuting to? Or what your price range is?
That is exactly what I'm finding - terraced or unusable backyards. I don't need a whole acre but finding a decent size backyard seems to be very difficult too. The ones that have been open and level (not wooded, rocky, etc.) have been extremely tiny and would not work for me. $300,000 is my price range. I'll be going to Flanders and Randolph alot and will need to be near 80 or 287 to go to Parsippany/Wayne regularly too.
