We are planning to close a house but couple of questions.. Appreciate if any one could answer.
Can someone suggest how long does it take to go to Hamilton Station from this community? How long does it take on average from door to NYC Penn.
15 minutes (on average) from Cubberly Meadows to Hamilton Train Station.
65-90 minutes from Hamilton to NYC Penn Station. Express train is ~65 minutes but there are typically delays between Newark and NYC Penn.
So door to NYC Penn is about an hour and half.

Yes, there are two very good ones within a 4-5 minute drive of Cubberly, just around the corner actually.
To current residents: We are also looking in to this development. Is flooding on the basement an issue in this development? have you heard of any flooding issues? do you need to get a sump pump?
Also, is dealing with subs a really big issue/headache? we bought new construction before and we never dealt with subs before.

Hi, I haven't heard of any flooding issues. I know several of the homeowners had sump pumps installed. I don't have one myself and haven't been in need of one.
And yes subs are a headache, some more than others. But as they say, nothing of value comes easy.
Just an update. I was talking to a neighbor who lives near one of the water retention ponds, and he is experiencing some back flow issues with the pond. Apparently the water is finding it's way onto his property, and his sump pump is constantly running. He is treating for it but just something to be aware should you look at or have a lot near one of the water retention ponds.
I thought the builder is required to provide a sump pump by law if the house has a basement....
I believe they are required to provide a sump pit. They are clearly not required to install a sump pump in order to get a CO, or I would have one.
