It is a wonderful mountain community of about 300+ full time residents, and another 300+ part timers. Around 7000' elevation. Here is a web site that will give you a little more info. There are several people on the forum who live there or have places there. So ask and you should get an answer. When the page opens hit home and it will take you to the Development Council page.

We've had our place here for over a year and have lived here full time for 4 months.
I think it's beautiful and peaceful and a great community of people.
Nice place to have dogs if you have them and nice places to walk.

I have lived full-time in Timberon since 1996... it is a great small town. but if you are buying land look at the land first. so you will know there is power and water and the roads to it are passable. many PPL have bought a lot from a online source and not told the Buyer that road to it has not been maintained. check with the local real estate offices. Be advised that the land sells there quite cheap at times due to back taxes and the state seizing them so shop you can find a great deal. Search for Timberon and you will find the local newspaper and the community website.

There are many threads about Timberon already started here. I would suggest you check them out. They could answer many questions for you.
To me it's beautiful. If you are buying land, go through a realtor, as many places up here do not have water,elec or phone to them. And many have gotten stuck on E-bay. You really need to check it out yourself.

THe advice given by several others re: physically looking at your lot
BEFORE you buy is 'right on'! It is remote, it is small, it isn't very developed, it is very country - it was perfect for us.
You can dm any of us that have inidicated recent purchase for more info.

Timberon is in a beautiful forested Rocky Mountain natural setting, and property is available there at bargain prices, it seems. Lots of wildlife in the area, like deer, elk, turkeys, and black bears, if that appeals to you. But you should be aware that it's pretty isolated, with few services nearby. It's about 25 miles to Cloudcroft and even further to Alamogordo, the two places where you'd find things like grocery stores, gas stations, clinics, and the like.
If you're looking for a "get away from it all" environment, Timberon is just about ideal.
songinthewind ~ I know you lived in Fredericksburg, Texas for a while. As compared to it, how much more do you love living in Timberon and why? Do you miss the lesser amount of rain? I know Otero County has had a few tornadoes in the past, but all in all, would you say the weather severity is low? Thanks in advance for your response.

There are pros and cons to living in both places.
Texas is extremely hot and humid. Timberon is not. Most people here don't have a/c because we don't need them. In Texas if you don't have a/c, you're screwed.
Fbg. is a tourist town, full of shops and we had plenty of water for free. The free water I miss and I miss the grocery store. Wallmart is the only choice here. I don't miss the weather.
The cons for living in Timberon are you pay for the water and you pay dearly, same for electric and internet. Internet is close to 100 bucks and it's slow.
Our bills are almost double here compared to Fbg.
The weather here has been mild so far but we've only been here for 6 months.

The pros are that it's a beautiful place to live, the weather's nice and mild and it's a good place to have dogs.
Do you mean Timberon has a Wal*Mart or the neighborhood grocery store owner supplies what's there from the Wal*Mart in Alamogordo?
