Do you think Arverne by the sea will be a success? I personally told a freind of mine not to move there. Looks nice but go outside the area it the ghetto.

Moving out to any part of Vietnam is a risk within itself. You got the micks who occupy the western portion and the ghetto dwellers who rule the eastern portion. The only thing nice is the view of the sea. Take your pick.

There will be three issues that confront Arverne:

1) Public transportation. 1.5 hours to get to Manhattan is the main question with this development.

2) The PJ's. I won't deny this issue, adding to the fact that it's at the southeastern-most end of New York. But I do see people buying and living there, with the El the dividing line between the complex and the projects.

3) Hurricane/hurricane insurance. It is at the water, and no big one has hit.....yet! And how much are your premiums gonna be?

you were doing a good deed by telling him not to go there, that area is as bad as bad gets, even the cops ride around 3 and 4 to a car

I wouldn't move there. Once all those new people start moving in the local precinct will be even more stressed. The 101 is already stressed out as it is now manpower wise, no way they can manage another few thousand people living in the area. A lot of crime in that neighborhood.

It's also far from Manhattan and everything else, which means you need to drive. Now there is a stupid tax to drive into Manhattan.

Also there are limited places to eat, entertainment, schools are crap.

Not worth it.

actually its the 100 precinct....much less crime on that side of town
people are moving there primarily for the beach access and do not mind the commute
burglary is up tho in the new development hammels is rite next door
lets see if it subsides
hammels has actually calmed down in violent crime over the past year tho
i go there frequently and its nothing like how it used 2 be

hahaha the new buildings are like wal mart for the PJ crowd, buglaries will only rise as the "rich" people move in. The "rich" have things and the pj crowd will just take it away

That pic is NOT an effective argument that The Rock is the hood. All it says is that the land is to be developed. That's all! Correct?
